DIRECTIONS AND CHECK IN INSTRUCTIONS: For the privacy of any staying guest, physical addresses are not provided until booking and confirmation is complete. .

DIGITAL GUESTBOOK: Directions, check in instructions, and everything you`ll need to know are available provided in the digital guestbook! The link is sent via email after booking and completing your check in form. We`ll also send via SMS text message prior to arrival.

ACCESSING THE HOUSE: Drive through the front gate entry, they will be left open for you. The driveway is slightly sloped but smooth. Steps lead from the driveway to the front door. Guests can use the entire house, except for locked rooms reserved for the owner. Guests can access the 2-car garage from inside the house, but there are no remotes provided.

Hands Down Retreat is located on the high mesa of beautiful Alto, just north of the Village of Ruidoso. From the pine-speckled property you can see Sierra Blanca Peak and the White Mountain Wilderness to the west and Capitan Mountain Range to the east. The neighborhood is extremely quiet and per the community`s restrictive covenants, noise ordinances are strictly enforced. Please be respectful of the quiet enjoyment of your neighbors as sound carries in the canyons.
Escape to Alto, where tranquility meets convenience. Just 1 mile from Winter Park and Ski Apache turoff, and 2 miles from Alto Lake, our location offers the perfect blend of seclusion and accessibility. Only 12 miles from Ruidoso`s vibrant Midtown and Grindstone Lake, you`re never far from adventure.

Driving access is generally easy to moderate and all roads in the neighborhood are paved. Some areas around Ruidoso and Alto are hilly to mountainous but generally easy to get around year round. During winter months, guests are encouraged to have access to 4-wheel drive and/or snow chains in the event of a major winter weather event. For extended stays, travel insurance is always recommended.

Welcome to Hands Down Retreat. We kindly ask that all guests review and respect the following house rules to ensure a comfortable stay and compliance with Village of Ruidoso standards.

OCCUPANCY & CONDUCT
-Maximum occupancy: 8 guests
-No parties, events, or gatherings
-Quiet hours: 10:00 PM – 8:00 AM Please be mindful that sound carries in mountain communities. Outdoor noise, music, and conversations must remain at a respectful level at all times.
-Children must NEVER be left unattended around decks or the hot tub

PARKING
- 4 vehicles max. No trailers, RVs, or campers permitted

PET POLICY
- NO PETS PERMITTED Unauthorized pets will result in additional cleaning fees and potential removal without refund.

SMOKING & FIRE SAFETY
-No smoking or vaping inside the home
-Outdoor smoking is permitted but subject to Fire Danger Restrictions. NEVER dispose of cigarettes or cigars on the ground, driveway, or off decks
-Fire tables are prohibited for short-term rentals in the Village of Ruidoso

HOME CARE
-Please do not bring food or colored beverages into bedrooms to protect linens
-Do not move furniture
-Hot tubs, fireplaces, and grills must be used responsibly and according to posted instructions
-Children must never use the hot tub without direct adult supervision

TRASH DISPOSAL
– IMPORTANT: We do not have curbside trash pickup. Guests are required to dispose of all food and trash prior to departure.
-All residents and guests must bag and take trash to the public beige dumpsters located on the road south of the house or any public dumpsters in Ruidoso. Failure to remove food and trash from the property may result in a minimum $150 disposal fee.

Failure to follow house rules may result in additional fees or removal from the property without refund
