[HOUSE RULES]
☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•Dogs only — no cats or exotic animals.
• One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee.
• Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current.
• Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee.
• For stays longer than 30 days, a $100 monthly fee applies.

☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.

3. PARKING PASS & KEYS
• One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
•The base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
•All guests (including children) must be included in the reservation prior to check-in.

6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

This room could be much better with a total makeover. The whole place needs a paint job and many finishing of repairs. The futon is very uncomfortable . Bathroom and shower were just ok. The kitchen was just so so. We had brought bagels and bread for toasting but of all things a toaster could not be found. The dehumidifier took alot of room in the kitchen. We did see some other rooms that put this to shame. Plus there was a tenant about 4 doors from us that 2 police cars made a visit to. We were very nervous over this. We met some other people staying elsewhere that got alot more bang for there buck than we did. The best thing about our room was the beach was very close. Would i come back here, maybe in a different room but not in this one again. One other thing , the bed was very comfortable. My opinion is it was a lot of money we paid for the condition it is in.I wish my review could be much better, Atlantic Beach is a beautiful place. Thank you for the Anniversary card. That meant alot.

Felt like home away from home!

This is such a cute little condo, and it was so peaceful with a beautiful backyard and pool. It also is just a minute walk across the backyard to the beach! Me and my fiancé and two kiddo’s ages 10, 12 stayed here for a week. This place was a perfect place for our beach vacation, it had everything you need and theirs so much to do on and off the island!! This was our first time visiting this area and it’s by far my favorite beach trip to yet! It was small but we didn’t need anything big as we didn’t plan on spending much time in the condo anyway. This place had a comfortable queen bed and a futon couch/bed, and it had a full size refrigerator and a stove! It was a wonderful place and made for an awesome trip!!
Such a cozzy place to spend much needed family time!
We found so many beautiful shells of all kinds!!

Like an 80’s Motel Room

300 sq ft efficiency with small stove, fridge and keurig . Seems to be a converted old motel. Had to reach over stove to use microwave. Our 3 Day Getaway

This was our first time visiting Atlantic Beach, NC, and we didn't know what to expect. However, we were pleasantly surprised to find that all our needs were met. The condo matched the online description perfectly, and the check-in and check-out process was seamless. We communicated with the owner without any issues, and they were extremely helpful. The beach was breathtaking. The only downside, for us, was that we had to drive to reach restaurants, the drug store, the grocery store, and other amenities. Nonetheless, we look forward to returning another time!

Wonderful stay

This was our first time vacationing at Atlantic Beach. The place was perfect for us and love that it is also dog friendly. The hosts were prompt and thorough in their communication and even left a little birthday card for my son when I communicated that this was his birthday trip. The beach access was so close, the room was very clean and had everything we needed. It was a wonderful vacation for us!

Weekend getaway

Clean. Accurate description in pictures, has everything you need. I would suggest bringing extra towels/wash cloths. Steps away from the beach. Perfect spot for a weekend getaway, or longer really. The only thing that got me is there’s a bar for a curtain, but no curtain at the window. Despite there being blinds, with the lights outside, it was like the sun was shining in the window all night and it made it really hard to sleep/stay asleep.

Atlantic Beach Vacation

The property is easy to access and keys, rules, etc are explained ahead of time. The bed was comfortable and overall everything was clean. I would suggest the owner/manager adding some curtains since it's pretty bright with only blinds. It was quiet, not able to hear other's TV's or conversations through walls which helped my 9 lb anxious dog stay pretty calm. Also, I would suggest a handrail in the semi-circle shaped shower.
