ACCOMODATIONS
The Sunset Cliff Resort can accommodate a total of 10 overnight guests. It offers two types of accommodations: the Cliff House and the Sunset Airstream. The Cliff House sleeps up to six guests featuring an upstairs bedroom with two king beds, as well as an upstairs living room equipped with a comfortable queen sleeper sofa. The Sunset Airstream offers a cozy bedroom with a queen bed, along with two twin beds that can be converted from the dinette and sectional. This unique setup ensures a comfortable stay for guests in a charming Airstream and in a modern/rustic house, perched atop the cliff, offering breathtaking views. Together, these accommodations fulfill the sleeping needs of a total of 10 overnight guests.

OUTDOOR AMENITIES
To further enhance your outdoor experience, you can enjoy the cozy fire pit with a grand view of the lake, creating the perfect setting for gathering around and sharing stories over complimentary s'mores. Alternatively, you can gather around the poolside outdoor fireplace, accompanied by the peaceful melody of a waterfall. The property features tasteful outdoor lighting throughout, which creates an enchanting ambiance. It also boasts a luxurious private spa-like outdoor shower, allowing guests to embrace nature like never before. We invite you to roam through our meticulously-crafted gardens and vast lawns to enhance the serene and picturesque backdrop for your stay.

OUTDOOR ACTIVITIES
For the adventure seekers, we offer two double kayaks to our guests. Additionally, if you bring your gear, you’ll experience the finest fishing on the lake right there at the boat dock. Those who love friendly competition can make use of our ping-pong table and yard games such as Connect Four and Jenga to keep you engaged. If indoor activities are more to your liking, you can partake in a classic game of Scrabble or Dominoes. We provide ample entertainment options with smart TVs available both indoors and outdoors.

LUXURY AMENITIES
To ensure your utmost comfort, we provide spa robes, premium bedding and linens. For an enhanced poolside experience, we have pool floats available onsite. Complimentary drinks are available poolside and on the boat dock, ensuring you stay hydrated and refreshed. In summary, this property is meticulously equipped with amenities that cater to all your desires for a luxurious and enjoyable stay.

DOCK ACCESS
Guests can take the private tram from the top of the property or follow a scenic stair pathway down to the lower deck. From there, an additional set of stairs leads directly to the two-level dock, offering unique and direct access to Lake Travis.

HOT TUB
The property features an extra-large hot tub, situated on the edge of the property to provide a beautiful sunset cliff view. The hot tub can be heated to a comfortable 101 degrees or adjusted to your preference upon request. To heat the hot tub, simply use the poolside remote conveniently located underneath the TV cabinet inside the pool area.

HEATED POOL
If you would like the pool to be heated, please notify us 24 hours in advance. We aim to provide a pleasant swimming experience, and if the outside temperature exceeds 50 degrees, the pool will be heated to a delightful 90 degrees. However, please note that as the outside temperature drops below 50 degrees, the pool temperature will also decrease.

BOAT RENTAL
We have a partner that provides on-site boat rentals exclusively for our guests. If you are interested in this service, please inform us at the time of your booking by replying to your reservation confirmation email.

Please note that not all of our beds are currently set up. To maximize your comfort, we kindly ask that you confirm the total number of guests staying at the property. Moreover, if you require any specific sleeping arrangements, such as the Arhaus Sleeper Sofa, the baby Pack N Play with blackout cover, the Airstream sectional bed, or the Airstream dinette bed, please inform us by replying to the reservation confirmation email so we can make a note on your reservation. Your cooperation will enable us to ensure a pleasant experience.

RENTAL AGREEMENT AND SECURITY DEPOSIT
Please note that after making a booking for this property, each guest will be required to provide their email address and phone number. This information is necessary to enable them to receive an email containing a rental agreement for electronic signature. Additionally, guests will need to authorize the scheduling of a $1,000 refundable security deposit in order to confirm their reservation.

CANCELLATION POLICY AND TRAVEL INSURANCE
Guests have the option to cancel their reservation up to 60 days prior to check-in and receive a 50% refund of the nightly rate and cleaning fee. However, cancellations made within 60 days of check-in are non-refundable. To safeguard against unforeseen circumstances such as last-minute trip cancellations, medical issues, or weather disruptions, AustinTeton strongly recommends that all guests consider purchasing travel insurance. We partner with RentalGuardian to offer a variety of travel insurance options for your convenience. Please note that AustinTeton does not sell travel insurance or receive any commissions from its purchase. The availability of travel insurance and any associated processing or administrative fees are solely for the benefit and protection of our valued guests. You may purchase travel insurance within 5 days of making your booking or anytime up to 30 days before your planned arrival date. To purchase travel insurance for your specific booking, please use the link provided in the reservation confirmation email.

OUTDOOR SHOWERS AVAILABILITY
The outdoor showers may be winterized and unavailable during the winter months due to below-freezing temperatures.

AIRSTREAM AVAILABILITY
During periods of anticipated below freezing temperatures, the Airstream may undergo a winterization process, which involves turning off the water supply. Consequently, during these times, the Airstream is suitable for sleeping arrangements but will not have access to water. Additionally, for safety reasons, it is necessary to keep the awning closed at all times due to the possibility of unpredictable wind gusts that can occur along the cliff. If you require the use of the sectional bed or dinette bed for your reservation, please inform us at the time of booking.

MAINTENANCE STAFF
Our maintenance staff, which includes professionals responsible for lawn maintenance, gardening, pool maintenance, dock maintenance, and utility services, may need to access the property grounds in order to ensure its proper care during your stay. They will enter the property through the lower gate and will always respect your privacy. Should you have any questions or concerns, please do not hesitate to let us know.
