• GUEST POLICY: All guests 18+ must be listed on the booking. Unlisted guests are $150 per person/night. Exceeding the limit may result in eviction without a refund.

• TOWELS & LINENS - Our white towels and linens are NOT to be removed from property for any reason nor for make-up removal. Please bring your own make-up remover. We do provide complimentary colorful pool towels for use at the pool. Any linens/towels rendered damaged or missing due to make-up removal or negligence will incur $30 charge per item.

• ESSENTIALS: We provide starter trash bags, soaps, toilet paper, paper towels, shampoo, conditioner, and shower gel. Guests should bring or buy extras.

• LATE CHECK-OUT: We offer a late checkout at 12PM for $50 (based on availability). Check-out times are FIRM and any overstay past checkout time will be charged $75 per hour. Due to high demand, please inquire for late checkouts during: June, July or August.

• PROPERTY CONDITION: Properties are cleaned and inspected before arrival. Report issues within 2 hours of check-in, or the property is considered satisfactory. Cleaning staff can address concerns, with documented photos ensuring quality.

• NOISE POLICY: No loud music after 10 PM. Neighbor complaints or police visits may result in eviction without refund.

• PET POLICY: A standard pet fee applies to all reservations with pets. A maximum of 2 pets (40 lbs each) is allowed. Pets must be leashed outdoors, kenneled if left unattended, and kept off furniture. Guests must clean up after pets, prevent excessive noise, and cover any damages. Unreported pets incur a $500 fee.

• SMOKING POLICY: Non-smoking property. A $500 fee applies if smoke odors are detected inside home.

• TRASH PICK-UP: Please push brown trash bins to the curb Sunday evening for trash pick-up on Monday morning.

• COMMERCIAL-BUSINESS BOOKINGS: A $150 cleaning surcharge will apply to contractors or commercial group stays.

• SECURITY DEPOSIT: A $500 security deposit pre-authorization hold will be made during your stay for incidental damages. This means the amount will be withheld from your payment source, but not charged. The pre-authorization will occur during your stay and will automatically be released a couple of days after your stay. Guest will be responsible for any damages to the rental property caused by the Guest or their party.

• POOL LIABILITY WAIVER - By booking this listing you are entering into an agreement with the following terms: 1) You understand that the pool is not lifeguarded and are aware of the risks associated with swimming, including, but not limited to, drowning, slipping and falling, and contracting waterborne illnesses. 2) I agree to follow all pool safety rules and regulations, including not swimming alone, not swimming if I am intoxicated or under the influence of drugs, not swimming if I have any medical conditions that could be exacerbated by swimming, and supervising children at all times while they are in or around the pool. 3) You voluntarily agree to hold harmless and indemnify Grant Katus, Nguyen Vu and any other affiliated agents or employees from any and all claims, actions, suits and judgments for bodily injury, property damage, loss of life and/or service that you may sustain while using the pool. I understand that this waiver is a complete and unconditional release of liability to the fullest extent allowed by law. I agree that if any portion of this waiver is held to be invalid, the balance notwithstanding shall continue in full force and effect.

Home is very sweet and we had fun. The wall colors, furniture are beautiful and kitchen have all the supplies needed. However, 3 bath as mentioned in home description was a bit misleading, as it actually has only 2.5 bath, which made it little discomfortable. Anyways, we made some good memories though. Thank you.

The beds are comfortable, the home had what we needed, and the host was incredibly responsive and helpful. My husband had a conference at Kalahari and this was a great way to be close but not stay in a hotel. The house was super. Communication with host was fabulous. The way in to the neighborhood off the highway access road makes for some extra driving, but not a big deal.

Great house!

We stayed here for 3 nights during spring break and had a great time. The arcade game was a huge hit with my husband and kids! The house had everything we needed and was very clean. The only trouble we had was with the water temperature in the shower getting cold occasionally as well as some flying insects in the house, like a moth and a crane fly. Not a big deal to us, but it was to the kids. The backyard was super cute and clean, but it was too cold and windy to enjoy the pool. Overall I would recommend this house and would stay here again if needed.

This quiet location was the perfect place for our short stopover in Austin. Very easy to find and close to everything that we needed!
