As you walk through the front door and hallway you will immediately notice the open floor plan of the main living space that features large windows with perfect views of the gorgeous backyard.

~Living Room~

Welcome to our inviting living room, where comfort and modern convenience converge in a space designed for relaxation and entertainment. At its heart is a huge leather plush L-shaped couch that can fit the whole family for movie night.

Natural light streams through a large glass door and expansive window, bathing the room in a warm, inviting glow. To ensure your comfort year-round, a ceiling fan gently circulates cool air throughout the room, providing a refreshing breeze on warmer days. Adjacent to the main seating area, two additional comfy chairs flank a small table, offering a cozy nook for reading, sipping coffee, or engaging in quiet conversations.

~Kitchen~

Our kitchen is equipped with a comprehensive array of cooking utensils and tools, this space invites you to unleash your inner chef and create memorable meals. From sleek knives and sturdy pots to versatile spatulas, every tool necessary for culinary mastery is at your fingertips.

The centerpiece of the kitchen is a generously sized fridge, capable of accommodating a bounty of groceries and keeping ingredients fresh. Its spacious shelves and organized compartments ensure ample storage, whether you're stocking up for a week of family meals or preparing for a cozy dinner for two.

As you step into the backyard, you're greeted by a spacious patio area adorned with a cozy couch encircling a propane fire pit, perfect for evenings spent under the stars with loved ones. Adjacent to this inviting setup is an outdoor dining table accompanied by six chairs, ideal for al fresco meals or lively gatherings.

Beyond the patio the real fun beings with our luxury grade,in-ground swimming pool. Offering 35ft of a refreshing oasis on warm days. String lights delicately illuminate the backyard as dusk settles, casting a soft glow that enhances the tranquil ambiance. The expansive grassy area provides ample space for outdoor activities, whether it's a game of frisbee or simply lounging in the sun. The outdoor TV is always a big hit as well as the hammock for those truly trying to lay back and relax.

~Bedrooms~

The Master Bedroom on the first floor offers a king-sized bed for ultimate comfort, complemented by an ensuite bath for added convenience. A ceiling fan ensures a cool, refreshing atmosphere, while a small window allows for natural light and a touch of outdoor scenery.

The Secondary Suite on the first floor features two twin beds, perfect for versatile sleeping arrangements. The room is bright and airy with large windows that flood the space with natural light. For added functionality, it includes two overhead lamps, ensuring ample illumination throughout.

Upstairs Bedroom 1 offers a spacious king-sized bed, an office desk with a comfortable chair, and its TV for relaxation and productivity. Large windows fill the room with natural light, creating a bright and inviting atmosphere.

Upstairs Bedroom 2 features two queen beds, a ceiling fan for added comfort, and a stylish wall mirror. A cozy couch is positioned in front of the TV, creating a relaxing space for unwinding or enjoying entertainment.

We have two rollaway beds that can be put in any room.

RULES:

**For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy.

Smoking is strictly prohibited inside our property. You can smoke outside the property but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

The indoor fireplace is disabled for safety reasons.

We also charge $150 for an unapproved late checkout.

We only host groups where the primary renter is above the age of 25+ years old. Will need ID verification.

No events, parties, pets, or additional guests than the number on your reservation without permission. An additional event fee will be charged.

Quiet hours in Austin start at 10 PM, which means no guests are allowed outside or in the backyard after 10 PM. We know it's gorgeous out there, but our #1 priority is keeping the neighbors happy and this being a successful vacation rental for the long-term—and the only way that works is if this rule is followed.
Note: There is a $500 fine for any noise violations. This is a super quiet neighborhood and this is strictly enforced.
