The Space:

Discover Las Luces Village, a collection of 6 units offering versatile accommodations. With 4 units featuring 2 bedrooms and 2 units boasting 3 bedrooms, including ample beds and sleeper sofas, the village accommodates up to 45 guests. The village has 14 full bathrooms and 6 half baths. This makes it the perfect venue to rent out the entire complex for nearby events. Each unit is equipped with a kitchen and living space, ensuring your guests enjoy the privacy and comfort they deserve. Additionally, the firepit provides the ideal setting for group activities on both sunny days and starlit nights.



Guest Access:

Guests have full access to their entire village (minus 1 locked cabinet or closet per villa) including the pool, hot tub, and fire pit.

Additionally, with nearby wedding venues, this collection of luxury villas becomes an ideal location for bridal parties, seamlessly blending natural beauty with inviting attractions for a delightful experience.

Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.



To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, FCM Homes Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



HOUSE RULES:

- Max occupancy [ 45 ]

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- Primary guest must be 21 years old and present for the entirety of the reservation.

- Smoking is not allowed in the premises. Fees may apply.

- Minimum smoking fee: $300/Villa. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Pets are allowed with prior approval and a $100 fee per pet per stay. Please clean up after your pet. If you rent multiple units, an additional fee will be added to the other units should the pet(s) enter them as well.

- Unauthorized parties and events are NOT allowed without prior written approval.

- A period of quiet hours spans from 10 pm to 7 am.

- The pool, grill, and firepit are unavailable for use during the listed quiet hours.

- Before starting any fires, please verify that there is no burn ban in effect in Burnet County. Igniting a fire during a burn ban will incur a $500 fine and the cost of any damages.

- Ensure you bring your own firewood for the firepit and wood pellets for the wood pellet grill. Please extinguish all fires after use.

- Enjoy the grill on the back pool patio during your stay, but please clean after each use.

- Fireworks are not allowed.

- For safety reasons, lighting candles are not allowed inside the property. We kindly ask to please refrain from using any candles indoors to ensure the safety of all guests and the property.

- Please maintain cleanliness and exhibit courtesy towards fellow facility users as there are shared spaces onsite.

- There are cameras throughout the complex for your safety. There will be fines if you tamper with them.

- We kindly ask that all furniture and equipment be placed back in its original placement or storage.

- Additional fees may be incurred if personal items are left behind.

- If you utilize the garage in Villa 1-4, please continue to lock your car doors.

- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.



Pool Rules:

- The pool can be heated with a $100 fee per day. Please let our team know 24 hours before you would like the pool to be heated. It can take some time for the pool to heat depending on the outdoor temperature.

- The hot tub will take about an hour to heat up. Once started, it will run for three hours and then turn off automatically for 15 minutes for safety purposes. To turn it on, please reach out to us and we will do it for you.

- Swimming pool or hot tub should be used at your own risk. There is no lifeguard on duty. Children under 16 should be supervised at all times.

- No glass allowed in and around the pool or hot tub.

- For health, safety, and maintenance reasons, pets are strictly prohibited from entering the pool. A $500 fine will be charged if this rule is violated.



Trash:

A dumpster is located at the top of the hill for your convenience.



HVAC Rules:

Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



Please note that this is a rural property out in the Texas Hill Country, where it's common to encounter wildlife such as birds, reptiles, deer, and other local fauna. Rural areas like ours may have limited or different services compared to urban settings, including cell phone and delivery services.



As you may know, Texas is home to plenty of bugs, especially during cricket season. You may notice a few more of them around September and they’re completely harmless, though we understand they can be a bit pesky. Rest assured, we take proactive measures to manage them, and it shouldn’t pose a problem during your stay. To help keep them outside, please keep all windows and doors closed, especially in the evenings. If you happen to notice any inside, feel free to use the bug spray provided under the sink.
