It is a 5200 sq ft, custom designed Tuscan villa, with incredible attention to detail. Comprised of stone walls, stained concrete floors, and soaring beamed cathedral ceilings, it sits in a tranquil setting on a full acre backing up to the Barton Creek Greenbelt and sleeps up to 18 people. The villa is a perfect gathering spot, with a spacious, luxurious chef's kitchen, open floor plan, large bedrooms, and lots of light and a relaxing view of the trees, Barton Creek Greenbelt.
You enter through a private gate, along driveway into a beautiful courtyard with a large fountain. The living room is 22.5' x 35.5' with soaring ceilings and a stone gas fireplace. The chef's kitchen has plenty of space to cook and gather, with an

The private main suite on the second floor has high ceilings and opens to a covered balcony with a view. We have 2 sleeper sofas in common areas, a twin-sized one in a loft at the top of the stairs near the main suite, and a double-sized one in the office.
Large L-shaped covered rear porch with ceiling fans can be enjoyed throughout the day and is furnished with outdoor seating, overlooking the park-like backyard and views. The backyard has a fire pit as well as a 4-burner Weber grill to BBQ.
The location is centrally located to the best of Austin's attractions, with tons of shopping and restaurants nearby.

Sunset Valley is a city surrounded on all sides by the city of Austin, therefore being an enclave - a suburb of Austin with a population of 548. Sunset Valley is in Travis County and is one of the best places to live in Texas. Sunset Valley offers residents a rural feel with lots of restaurants, coffee shops, and parks.
No smoking, no events, no parties, no guns, axes, knives, bows and arrows or weapons of any sort.
Guests will have access to the entire 5200 sqft property sitting on 1 acre of greenspace.
*Maximum 5 vehicles allowed on premises. There are also three street parking spaces available.
*A 3 night minimum stay may be required for weekends during high season. 5 night minimum stays may be required during events and event rates apply.
*Maximum number of additional daytime guests allowed: 4 (Please inquire if more guests are expected and we can discuss)
*Bachelor parties must be 30 years of age or older or receive special approval by our management. An additional deposit may be required.
*Pets are not allowed at this property without prior written consent.
*There is absolutely NO SMOKING allowed in the house. Smoking outside may take place only with all doors and windows closed, and cigarette butts must be disposed directly into the outside trash cans.
