VILLA GIOA (16 GUESTS) - BAVENO
Located in the lakeside town of Baveno on the western coast of Lake Maggiore, Villa Gioa is an elegant 17th century villa with a private swimming pool and lake view. Ideal for a holiday with family or friends, Villa Gioa sleeps 16 and is within a short walking distance of shops, restaurants, and bars. The surrounding area offers beautiful scenery and plenty of opportunity for water sports, hiking, cycling, boat trips and more. There are excellent transport connections to Milan, the Swiss border, the Borromeo Islands, and other lakeside towns.
Villa Gioa consists of a main villa (760 sqm) which develops over three floors and a Guesthouse. The Guesthouse (160 sqm) develops over two levels and features two apartments (80 sqm each).
Please note: Guests can only rent the main villa and the guesthouse together, and the villa is not suitable for people with walking difficulties. The caretaker lives on the top floor of the villa (in a separate unit with independent entrance) and occasionally, the owner and his wife use an apartment in the Guesthouse - in this case, a small part of the garden (in front of the guesthouse) is not accessible. Also, the local train passes 250 m from the property (separated from the railway by other properties, trees, and bushes).
MAIN VILLA - 12 GUESTS
From the entrance hall on the ground floor, you will find an open plan living/dining room (with access to an Andalusian patio) with a sitting area (with sofas) and a dining area (with table seating eight). You will also find a well-equipped kitchen (with gas hob – 6 burners, electric oven, fridge freezer, icemaker, dishwasher, coffee maker, toaster, grill, and a table seating six), a guest bathroom (with toilet) and a laundry room (with washing machine). Please note that the access to the laundry is from the patio and that staff also have access.
On the first floor you will find two groups of bedrooms, each group sharing a bathroom.

In the ground floor apartment, you will find an open plan living area with a sitting area (with sofa) and a kitchenette (with dishwasher and fridge). In the sleeping area you will find a twin bedroom (with two single beds that cannot be pushed together) and a bathroom (with shower and washing machine). Please note that you cannot cook in the kitchen.

Outside, the villa has a large, terraced garden which features a formal Italian box garden, English rose garden, Japanese water garden and a private swimming pool (16 m x 4 m; depth 1.4 m; 7 May - 24 September). Steps from the upper part of the garden take you down to the pool which, has a sun terrace (with sun loungers and umbrella) and an outside shower. You will also find an Andalusian courtyard (with tables seating 14/16 people) and a terrace (with comfortable outdoor seating.
