Block Eight Estate Barrington View Villa
Block Eight Estate is a stunning 100-acre private retreat in the heart of the Hunter Valley wine country. Surrounded by vineyards, olive groves, natural bushland and beautifully maintained grounds, the estate enjoys sweeping views from the Barrington Tops to the Brokenback Range—creating a peaceful setting designed for rest, romance and reconnection.
Our exclusive guest-only Wine Room, positioned over a sparkling lake, offers the perfect place to unwind with boutique estate wines while taking in the sunset and serene surroundings.
At Block Eight Estate, we are committed to preserving a quiet and relaxing atmosphere for all guests. The estate accommodates a maximum of 10 guests across five private villas and operates under a strict adults-only policy. Children and infants are not permitted on the property at any time, including visitors, ensuring the estate remains a tranquil retreat for couples and adult guests seeking peace and privacy.
For guests wanting to explore the region, we are neighbours to Squires Vineyard, within walking distance or a short bike ride to RidgeView Cellar Door and Restaurant, and only minutes from some of the Hunter Valley’s most celebrated wineries and dining experiences. Helicopter transfers, wine tours and private experiences can also collect directly from the estate.
The property is home to kangaroos, wallabies and abundant native birdlife, allowing guests to truly immerse themselves in the natural beauty of the estate. We also regularly foster rescue puppies, with our dedicated “Puppy House” offering guests the chance to spend time with the puppies during their stay. Guests can also enjoy simple farm-style experiences such as feeding ducks and collecting fresh eggs from our friendly chickens.
Each luxury villa has been thoughtfully designed for comfort and relaxation, featuring hotel-quality linen, plush towels, premium toiletries and carefully selected inclusions such as our award-winning estate olive oil. Guests are welcomed with a complimentary bottle of estate wine and a welcome gift on arrival.
The Villa
Barrington View Villa is an elegant one-bedroom retreat with sweeping views across the estate, lake and vineyard, extending towards the Barrington Tops.
The spacious undercover verandah is the perfect place to relax and take in the scenery while watching kangaroos graze nearby. Ideal for romantic escapes, the villa also features a spa bath and cosy open fireplace for cooler evenings.
Other villas on the estate include Gum Trees, Vineyard View, Water View (pet-friendly) and Tree Tops (pet-friendly).

How We Price
Rates are based on a minimum number of guests. Additional guests are charged per person, per night, with pricing automatically calculated at the time of booking. Reductions in guest numbers after booking are non-refundable.
Arrival Details
Access is simple and secure. Guests will receive an SMS with their access code shortly before 3pm on the day of arrival. Standard check-in is from 3pm. Early check-in requests cannot be confirmed until the day prior and, if available, guests will be notified by 4pm.
Linen
One set of bed linen and two bath towels per person are provided. Guests staying for extended periods may wish to bring additional towels. Pool and lake towels are BYO.
Guest Amenities
As part of our eco-conscious approach, each villa is stocked with a 3-in-1 shampoo, conditioner and body wash. Guests are welcome to bring any additional personal items they prefer.
Wi-Fi
Complimentary Wi-Fi is provided for guest use. As the service is supplied by a third-party provider, speed and reliability cannot be guaranteed and compensation is not offered for outages or interruptions.
PET Policy
Pets are welcome at Water View Villa, subject to prior written approval and agreement to the following conditions:
Guests must provide pet bedding, bowls and waste bags
Pets are not permitted on furniture, rugs, carpet, beds or linen
Pets must not be left unattended at any time
Guests acknowledge rural property risks including wildlife, waterways, fencing and neighbouring livestock
A bond may apply for damages or breaches of the pet policy
For the safety of pets and wildlife, dogs must remain on leash at all times while on the property, as kangaroos may act aggressively if threatened.
Fireplaces & Firewood
Fireplaces and fire pits operate seasonally—from after the NSW Easter School Holidays until before the NSW September School Holidays—in accordance with fire regulations. Starter firewood is supplied for stays of 1–2 nights, with additional wood available from the on-site woodshed.

Strictly no parties, events or excessive noise, in accordance with NSW Short-Term Rental Accommodation legislation and local council regulations. Breaches may result in immediate eviction and additional charges.

The number of guests listed on your booking is the maximum permitted on the property at any time, including visitors. Any visitor requests must be approved in writing prior to arrival.
As part of our strict adults-only policy, children and infants are not permitted on the property at any time, including as visitors.
Security & Monitoring
For safety and compliance purposes, Wi-Fi security cameras may be installed at the front entrance and occasionally rear external areas of the property.
Guest Registration & Security
All guests are required to complete an electronic registration prior to arrival, including photo ID verification. The primary guest must also provide contact details for all occupants. All information is securely stored and deleted following departure.
Important
Bookings made within 5 days of arrival require verification using a credit card matching the guest’s identification. Failure to provide matching documentation may result in cancellation and refund.
Insurance
We strongly recommend all guests obtain Domestic Travel Insurance to cover unexpected events including cancellations, illness, medical emergencies or travel disruptions.
