Our home has TONS of patio living spaces, each one furnished to enjoy views of the lake. Inside, enjoy 4 private bedrooms, a giant dining table with room for the whole family, a game room with TV + arcade gaming station, and a wood burning fireplace. Outside, enjoy the lake via our home's private dock with two complimentary kayaks. Our largest outdoor space features a screened in & temperature-controlled balcony with giant windows, lounge chairs, and a game table. Our other patios offer outdoor dining, a BBQ grill, and swinging egg chairs!



Our home features stylish & comfortable decor throughout, decorated to invoke that "home away from home" feel. Big enough for your whole family with an upstairs and downstairs living area. Upon entry, find our main floor living room with wood burning fireplace, sofa with Queen pullout sofa, fully stocked kitchen, dining areas (inside & out), and amenities throughout. Get comfortable in our living room for movie night or an evening around the wood burning fireplace. Our spacious, updated kitchen is fully equipped for you to create all of your favorite vacation recipes. Complete with an 8–10-person dining table. Downstairs, enjoy game night on our plush sectional sofa or take the fun outside to back patio or fire pit with Adirondack seating.



When it’s time to unwind after a fun-packed lake day, our home features 4 cozy bedrooms:

(1) Plush King-size master bedroom.

(2) Cozy King-size bedroom.

(3) 2 Queen-size beds.

(4) 2 Bunk beds (Twin over Full). There is also a Full-size pull-out couch in the living room. No matter the room you claim, all of our rooms are complete with fresh linens and bedding! All of our bathrooms are newly renovated and complete with modern touches!



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Other Things to Note:

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.

★ Per Bella Vista POA rules, renters must complete a guest card listing each guest’s name in order to access amenities. A $30 processing fee is associated with this pass, and it must be paid PRIOR to your arrival. Please note that while the pass grants access to most recreational facilities, it is not an all-access free ticket. Amenities such as pools, lakes, fitness centers, tennis, golf, etc., still require payment of applicable usage fees. Additionally, the Bella Vista POA Member Services office is not open on weekends, and we will NOT be able to issue cards on those days. Please message our guest services team regarding this inquiry at least 5 business days prior to your stay.

★ Water levels are subject to change at any time due to environmental factors outside of the host’s control which may impact the accessibility and appearance of the lake. Cancellations due to water levels will not be honored outside of the cancellation policy. Guests are solely responsible for preparing for their stays accordingly by checking water levels ahead of their stays.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.

Disappointed stay at a potential gem

We did encounter a few issues that effected our stay listed below:- bad ant problem- location in living room and kitchen- no toaster, oddly mentioned in previous in a previous post on vrbo, assumed direction to cabinets meant one was purchased - dishwasher still broken, would have been kind to mention proactively- no ice cube trays or ice' again proactive communication- game system in basement didn't work - paddle boat broken - dock area not clean of branches or old leaves -side walk not clean is a hazard - damp smell in basement-there was a nice guy who did leaf blowing for 6 hours while we tried to enjoy the outdoors We wouldn't recommend to others until several of these items are updated or fixed. The place is a great location and access to the water was great but just needs some additional attention.

We loved the location and the private dock. Kitchen: The dishwasher was not usable and there was no toaster; otherwise adequately equipped. Bathrooms were very nice. Loved the sunporch but with the heavy rains there were several leaks. We felt the storage sheds on the dock needed some repairs, as well as one of the kayaks needed the seat back repaired. It was very clean when we arrived. Overall we would rate this 4 out of 5 because of the few maintenance issues. We would stay there again.

The not so good: We had to wait an hour before we could check in with 2 toddlers and a 5 month old. Two of us had a drive time of 9 hrs and the babies and their parents had a 5 hour drive. I was charged a 25 dollar fee for a pack and play for the babyThe cookware should be thrown away-the non-stick coating had been scratched so much so that it chipped into the scrambled eggs. Definitely bring pots/pans and cookie sheetsThere were no floaties or life jackets available, the shed was not locked (it was broken and placed lying on the side between the shed and retaining wall. Float Trip 2024

There were 15 of us. We had a blast. The house was fantastic. We fit better than expected and probably could have had 2-3 more people. Enjoyed the kayaking and the ability to build and sit by the fire. Excellent experience. We would rent this beautiful home again.

So enjoyable!

We had a really great time! The house was nice, comfortable and fit all (8) of us easily. Initial communication via the app wasn’t great, but during our stay there was good text communication to handle any issues. We rented a couple of boats at the marina so it was nice to park them at the house for the day. If you rent from the marina, I wouldn’t waste your money on the fishing boat. The pontoon was great though. At the house we enjoyed kayaking and the canoe, but the other large kayak and paddle boat need repairs to be used. I would not recommend this house for anyone with mobility issues as the walkway from the house to the water has a lot of stairs and a steep paved path. It was difficult for my father in law to use. Also if you have children you’ll have to keep a close eye as there is a pretty good drop off from the outside porch that has no railing. Fine for us but it would have been stressful with littles. All in all, we would easily stay at this place again.

Memorial Day Weekend

We booked this house with plans of a float trip. The float trip was cancelled so it was great to have the lake to spend the weekend on. Nice water frontage, great cove, neighbors are great!!! We couldn't get the video game downstairs to work, so the kids were a little disappointed, but break from technology did them some good. Lot's of space, enjoyed our stay!!!!

Overall we had a great time! We did not use the lake area but there was a lot of construction debris including boards with exposed nails that could have been a hazard. The driveway was very steep. We were disappointed that the big screen tvs were not connected to any cable services as we had hoped to enjoy some Sunday football games. We especially enjoyed the lake views from the enclosed sunroom.

Guy Golf Weekend

There were 8 of us total that do an annual golfing weekend to catch up and get away. We've been to the Bella Vista area for 3 years in a row now as the number and variety of courses is great and so are the properties available. This house was great with lots of space and beds were comfortable. Access to the lake was also excellent as they've replaced the old wooden stairs and dirt path with a concrete one (actually still being finished). There were 3 negatives that we noted during our stay (though obviously none were significant enough for me to move down from 5-stars!): 1. No large trash bin outside and only a limited number of trash bags. I contacted Cohobnb (the management company) and they sent someone out to collect the trash and leave more bags. Great communication and response! 2. There is a propane grill but it is pretty small (probably the smallest in any of the houses we've rented over the years). For a house that houses 8+ people I'd expect a bigger one. 3. No garbage disposer in the kitchen. This can be tricky when cleaning up after a cookout if you don't know ahead of time. Anyway, these were minor inconveniences and certainly wouldn't prevent me from booking this property again!

Beautiful Area

Hello, We enjoyed our stay & the house was big enough for our large family. Couple of things to consider. The grill was not adequate to grill for a crowd. It took us almost 2 hours to grill 20 hamburgers, because only one burner worked, plus it was small. Also the beds in queen room were very uncomfortable. I hope construction will be finished soon. Thank you!

Great Lake

The house is on a wonderful lake! The company was helpful and very quick to respond to a couple of things we needed help with and fixed. Beds were nice but the pull-out couch is in terrible condition and should not be listed as a sleeping option. The house was clean with the exception of the floors. Kitchen could use a deep cleaning. As other reviews stated the backyard, stairs and dock area are under construction. There is a huge drop off (with no flagging or fencing preventing anyone from accidently falling off if not paying attention) above the dock. Once construction is complete, I'm sure it will be very nice.

Family trip

We stayed at this property as a family vacations. Overall, the property was underwhelming and dangerous. The dock construction was a huge safety risk and hazard for children. The house itself was not clean, even though we had to wait an extra 30 minutes for the cleaners to finish. We were offered to cancel our reservation 2 days before we stayed (the offer to cancel was due to dock construction) but at that point we couldn’t find another place to stay. They gave us 25% off our stay but in reality we should have been offered a much better rate because the property is an extreme hazard. The outside area is dangerous; two ledges with 4-5’ drops with no railing whatsoever. Decking is weak/falling apart. Do not stay here with children. It is a risk and liability for any person of any age, I would not recommend booking this property.

Fun Stay

We had a nice stay. The lake is great and we rented a pontoon and tube at the marina which is about a 10 minute drive. There is a Walmart super center about 15 minutes away in Missouri. The dock area is nice and we caught a few bass and catfish off it. The kayaks were a hit with the kids. This will be a very nice setup when the work in the back yard going to the dock is completed and the dock is finished. I think the work ongoing in the back should be better described in the property listing. The way it’s worded it sounds like the dock is being worked on but it’s the back yard that’s being worked on. When it’s finished there will be a concrete path that can be driven with a golf cart or atv down the hill to the dock. That will be much nicer because now a long set of steps have to be used and it’s pretty steep. The only issue we had was the overhead lights downstairs would not come on when we checked in. Contacted the host and an electrician came the next day. Turned out it was a breaker tripped and the breaker box was behind a locked door. No major issues after that.

Great stay.

Had a great stay at the property. We were two families and enjoyed the views of the lake. The Dock was being finished but we were able to make use of it. My son caught some bass and large catfish. We used the house as a home base and explored the area and neighboring towns. We rode several different mountain bike trails in the area and in Bentonville. Overall a great stay and location.

Clean, communicative and great view

Our group of 9 had a great time. We had plenty of space and those that wished to wake early didn’t bother the ones that wanted more rest. We spent time in Bella Vista and Bentonville, made dinner at the house a few times and took advantage of being in nature. The house is great for families or groups of friends alike.

Guest refused to occupy property at check-in due to unsafe property conditions and lack of minimum standards of property maintenance. Owner/management company refused refund when unable to provide similar property in same area. The closest comparable property was 50 miles away. Guest party included small children who would be at risk of injury due to construction materials and demolition materials in front and back yard of property. Although website noted boat dock under construction buried on page 2 of property details, the pictures on site showed boat dock fully intact. This appears an attempt to hide the construction in fine print when the construction should be noted on front page of the website. Details that are not noted on website is the lake is inaccessible because board walk to lake is partly demolished due to dock construction and lake can’t safely be accessed for any water activities. What the website should say is there is NO access to the lake or any lake amenities. Front yard has large commercial dumpster with construction materials laid out in front yard making the property unsightly and dangerous for children. This is also NOT NOTED on website. Yard across the entire property is poorly maintained with leaves and weeds throughout the yard. The inside of property is as depicted on the website. Guest was fortunate to live in the area and book another property quickly. Property owners should immediately take this property off VRBO until it is made safe to occupy. Property is not accurately depicted on the VRBO website.

Had a great time with my family.

It’s a nice home however it really needs some TLC to make it a great home. I’m sore when the renovation of the doc they’re putting in it will Look nice.
