When you walk in our home you will find our open concept living room, kitchen, and picturesque dining space that creates the perfect space for memorable gatherings. The living room features a large Smart TV with all your favorite streaming channels, plush seating, and a gas fireplace (currently not operational). Whether you're preparing delicious meals in the fully equipped kitchen or savoring the tranquility from our window seat dining table booth, the seamless flow of this space ensures everyone can be part of the fun.



Coming to town to bike? Our home is equipped with 5 (ranging from extra small to extra-large sizes) road bikes that are made for the paved bike trails all around NWA! We are fully prepared for riders by offering bike racks in the garage, bike tools, a wash station, and trail maps!



At home, relax and spend time outside in the private fully fenced backyard with a dining table and gas fire pit!



When it is time to turn in for the night, choose from one of our three bedrooms:

(1) Primary bedroom - King size bed, large walk-in closet, and an attached bathroom.

(2) Second bedroom - Queen size bed, closet, and a nearby bathroom.

(3) Third bedroom - Queen size bed, closet, and a nearby bathroom.



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.



The Neighborhood:

Bentonville is home to Northwest Arkansas' premier mountain bike trails, restaurants, and museums.



Getting Around:

Walk, drive, or easily ride your bike to access all the amenities downtown Bentonville has to offer!



Other Things to Note:

★ The fireplace is currently not operational.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- No parties or events are allowed unless your request was pre-arranged with us, the host, and our event fee has been paid. If an un-approved party or event is discovered, you will be fined $1000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
