Guests' Rules
Welcome to the Guests' Rules for Alpine Luxury Retreat. Our aim is to maintain a harmonious environment that aligns with local Code Compliance and respects the comfort of all guests. As part of this effort, we've established some friendly but firm and inflexible house guidelines.

1. Maximum Occupancy: 13 guests (10 adults max). Exceeding the limit may result in fines of up to $1,000.

2. Parking: Space for 4 vehicles,[including garage access. (EV charger in Garage, please be sure to bring your adaptor just in case.) Exceeding the limit may result in fines of up to $1,000.

3. Pets: No pets allowed. If this rule is violated, you will receive a minimum of a $1,000 fine and eviction.

Please respect the home and follow the rules, just as you expect timely assistance from us. Many of these rules are city regulations, while others help us maintain the homes in top condition. Our goal is to ensure a great experience for our guests and property owners.
* Check-In: Remote check in after identity verification.
* Parking: Follow city-enforced parking limits. If you need more space, let us know.
* Occupancy: Adhere to the maximum occupancy limits enforced by us and the city. No exceptions.
* Noise: Be respectful to neighbors. Keep music inside and at a low volume. Quiet hours are from 9 PM to 8 AM. We have monitoring system in place that reads decibels of noise and notifies you directly and us of loud noises.
* A/C: Most homes do not have air conditioning. Nights are cooler with open windows.
* Ants: Clean up after meals to avoid attracting ants. We use traps and sprays, but cleanliness is key.
* Trash: Dispose of trash at the designated clean site as required by city regulation.
* Age Requirement: You must be at least 24 years old to book. We do not allow parties. This rule is strictly enforced.
We appreciate your cooperation. If you have any issues or concerns, please communicate with us—we're here to help.
*All cooking has to be done with what the house provides and the BBQ on site. It is not allowed to bring anything with charcoal, gas, propane or anything of the sort. Just what the home already has. Thank you!

Check-in starts at 4 PM
Checking In:
* IDs are required at check-in.
* You must be 24 years or older to book and check in.
* You'll need to sign a Rental Agreement with the Big Bear Good Neighbor Policy (5 minutes). The link with the rental agreement will be sent once the booking is confirmed. It needs to be completed and signed before checking-in. To confirm and maintain your reservation, our Rental Agreement must be completed within 24 hours of booking. Failure to complete the agreement within this timeframe may result in cancellation without refund if the cancellation window has passed.

Please note:
Our standard cancellation policy applies from the moment the reservation is confirmed, not from when the rental agreement is completed. By booking, you agree to complete all required documentation within the given timeframe and to be bound by the cancellation terms.

Family Reunion

We had a lovely little family reunion and loved staying here! The home was very nice and in great condition. It was clean, and a great location. We had great communication with the property management team. It was a short drive to do anything in the town and very close to the lake. Would recommend!

LOVED this house

Our stay was outstanding. This property was everything stated and more. We called it the bougee cabin. Loved the huge kitchen, the amazing decor, relaxing in the backyard and to top it all off soaking in their super clean jacuzzi. We will definitely be back.

Beautiful Mountain Stay

Gorgeous modern house. Private backyard and so spacious. Amazing sleeping arrangements and options. Beautiful open kitchen with every amenity you could think of. Only negatives were only 2 bathrooms for big group. Everything else was great. Can’t wait to go back!

Boujie Alpine Home!

The house is exactly as the photos show! Very cute and trendy inside and different than any other cabin/house in Big Bear. All rooms were spacious with plenty of rooms to sleep in! Kitchen was well equipped with everything you would need. Family room is comfortable and the TV has everything from Hulu to Disney plus which was great. Dining table, fireplace and the couch in front of the window is a beautiful area to relax and watch the kiddos playing outside. Just FYI- the room with the 4 beds is upstairs which I wasn’t aware of but it worked out just fine. Would definitely stay at this home again in the future.

Elegant Mountain Home for those with Champagne Tastes

Perfect place to escape the flatlands. Super clean, well equipped and it’s obvious that the owner has a keen attention to details. The hot tub was already heated so we didn’t have to even wait to use it. Be sure to bring your own coffee pods for the Keurig machine. We highly recommend this home and plan to stay here again sometime in the future.

Nice property

The property was great for our needs. Big open kitchen and lots of amenities It’s on a busier street, but was close to some good walks. It was summer and there was no AC and the house exhaust fan wasn’t working so we roasted most days— really my only complaint. The property manager dropped off fans which then we had to assemble but for the price the house should have some cooling system. Probably very nice in winter though!

Excellent home - wonderful stay - we extended 2 days!

This property was beautifully decorated and the lay out is perfect! Everything was clean, the kitchen was well stocked and the linens seemed to be brand new! During Covid, we wanted to make sure we stayed at a newer, clean house and it didn't disappoint. It is a great location with CVS, grocery store right down the street, easy to get to the mountains and to the marina! We loved our stay so much, we extended by 2 days! The property management company is FANTASTIC and the most responsive group I have ever worked with! We would absolutely stay here again and loved every moment! Thank you!
