Both suites were designed with comfort in mind and offer private deck access, mounted HD TVs and luxurious ensuite bathrooms. The primary king suite features a stunning custom headboard and a spa-inspired ensuite bathroom with granite double vanities and a large custom tiled shower. The second king suite is equally inviting, complete with its own ensuite bathroom featuring a granite single vanity and its own spacious tiled shower.

Open-Concept Living – Upper Floor
Head upstairs to the bright and airy main floor, where large windows frame breathtaking mountain views. This level is the heart of the home and includes a fully equipped kitchen with stainless steel appliances, granite countertops, and custom cabinetry. The large dining table is perfect for family gatherings but on nice summer evenings, you'll want to head to the outside deck for grilling, conversing and sharing dinner around the large outdoor dining table. The cozy living space offers plush seating, centered around the beautiful gas log stone fireplace, and a flat-screen TV. It's perfect both for late night conversations with family and friends and relaxation after a day of exploring the high country. When additional sleeping options are needed, the primary couch opens up to queen sleeper. The half bath is conveniently located nearby. Step outside to enjoy one of two scenic decks on this level—perfect for morning coffee or an evening glass of wine.

Lower-Level Comfort & Entertainment
On the lowest level, you'll find the third bedroom suite, complete with a queen bed and private mounted HD TV. Adjacent to this bedroom is a secondary living area/game room with comfy seating, a large mounted HD TV, and a great selection of board games and puzzles to keep everyone entertained. Here you will also find a second sleeper sofa that opens to a queen bed. The lower level bathroom offers granite double vanities and a shower/tub combo.

Additional Notes
- This property is pet friendly and allows up to 2 well-trained, mature, hypoallergenic (non-shedding) dogs with a pet rent of $25 per pet per night. Pets other than dogs are not permitted.
- Returning guests to Sunset Vista at Misty Mountain can receive 10% off any returning stay. This can not combine with any other discount or promotion. Book over the phone with our reservations team to have this applied.
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows.
- Please note that the distances shown on VRBO's map feature are measured in a straight line rather than actual road travel distances and times. We cannot change their setting for this, and encourage all guests to independently verify distances to desired destinations.

CANCELLATION POLICY -
Bookings canceled 30+ days before arrival will receive a refund of the deposit.
Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit.
Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
All bookings are subject to a $50 cancellation fee.
