WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
-Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
-This unit provides live television through YouTube TV.
-There is no AC; fans are provided.
-The main-level fireplace is wood burning. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
-This unit has a propane grill; propane is supplied.
-This unit has a fire pit.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 2 CARS.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing up a staircase.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

Trash and Recycling
-You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

-A signed rental agreement is required for all reservations
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Lovely getaway home

Overall a wonderful experience. Convenient to all we wanted to do. Great fireplace. Clean and open concept living. Drawback of no dressers for clothes and a very noisy heating system. But overall a great place.

Nice place not close enough to walk to lifts

This house is nice, it was clean, and was for the most part as described. A few complaints that aren't deal breakers but would have been nice to know or we should have asked before booking. The hot tub is not big and can only fit 2 grown adults comfortably. They show that there is a shuttle for the ski resort area but there is not. The worst part about the house is the heat, very very noisy in all bedrooms when running . Overall it is a good location and nice rental house, Communication was very quick and easy.

Great stay in the White Mountains!

This was a very nice location to do anything related to a summer get away, leaf peeping, to winter sports. I would highly recommend this property to anyone. No need to bring charcoal because the charcoal grill listed is actually gas. But they did have full gas containers so it wasn't a big issue. Enjoy the mountains, stay for the hot tub!

Quiet Retreat

The reason for the 4 stars is because there isn't enough seating for 8 people. It sleeps 8 people just fine but there is only 1 couch that fits 3 or 4 people. No chairs in the bedrooms and no chairs to relax and read. No dressers in the bedrooms...everything was on the floor. The kitchen was nicely appointed with new appliances and newer cookware. I appreciated that very much. The dining table seats 8. We did enjoy our stay.

Wonderful Getaway

We had a great time! So peaceful being in Bretton Woods off season. Loved that we were able to travel with our golden. Defiantly hope to return soon. The house was very comfortable and had everything we needed to prep an Easter meal. My only suggestion would be to replace the larger “no stick” fry pans. They have seen better days and are no longer no stick.

Great Fun!

There were 6 adults and 1 dog on our vacation and plenty of room for us. Skiing was great! We had all our food already prepared ahead of time. Kitchen appliances worked well. House very clean and communication with host was great too.

Great ski location

We had a great time here. The house was located right at the base of Bretton Woods. We had our dogs and they loved walking and playing in the snow. The house was very dog friendly without looking like it had been overrun by dogs. A few things could use improvement. We wished there was more comfortable seating in the living room. All of us piled on one couch was awkward. And the pillows are due for replacement. They are stained and flat but the bedding was clean and tidy. Kitchen is well appointed. The grocery store is a bit of a drive away (30 minutes) there is however Convenience store near by that has some essentials. Overall a great stay. The view is amazing overlooking Mt Washington. We had an issue with the heat and the maintenance staff was there within the hour. All in all, We highly recommend this house.

Very spacious, yet cozy

Overall, it is a wonderful home! At roughly 1/4 mile from the base lodge, the location is terrific. The home was impeccably clean upon our arrival, and the home has been well-maintained. That is, appliances and furnishings have been upgraded, kitchen and both baths. Everything we needed was available. The high ceilings upstairs give the home a spacious atmosphere, yet the angled wall-to-ceiling interfaces made the living area seem cozy (along with a gentle fire in the fireplace). Our only complaint involves the very loud heating system and the confusing controls. When the heat came on at night, the noises made by thermal expansion in the pipes were very loud. Several in our group commented on the noises. And we on the main floor woke up to 62 degrees every morning, despite what the thermostat may have been set at. And it was very warm downstairs in the bedrooms at night. This is the only reason my overall rating was not "5". Thank you. -BMcD

Great property! We had an epic mishap, and didn’t realize we had the following weekend booked. The management company did an amazing job to accommodate us 50 minutes prior to arrival! They found us this great unit. Ty!
