Boots & Tails Retreat | Horse, Dog & Family Stay
A relaxed, kid-friendly shed home on two and a half fenced acres, just three minutes drive from town — or close enough to walk in for a coffee. Boots & Tails Retreat is built for the people who travel with the ones who matter — whether that`s a horse, a dog, a kid, or all three.
The space
This is a place to kick your boots off, not tiptoe around. The bedrooms, lounge and outdoor areas have been thoughtfully styled by Fox & Clay in soft olive and warm walnut tones — calm, comfortable, and easy to live in. A wood-burning fireplace in the lounge makes winter stays cosy. The kitchen is simple and practical, with everything you need to cook a family meal or a long, lazy breakfast.
Two bedrooms sleep up to six: a queen in the main, plus a clever bunk room with a queen, a king single, and a single beneath — perfect for a family or two couples travelling with kids.
Bring the horses
Two fenced paddocks, electric horse fencing, float parking, and water available on site. Plenty of Trails nearby to get to by riding straight out from the property or a short float ride. Guests bringing horses must agree to and complete the Horse Guest Agreement and Waiver before arrival and pay the $90 per horse, per stay fee. This will be invoiced separately.
Bring the dogs
Fully fenced for safe off-lead time. Plenty of space to run, sniff, and snooze on the verandah.
Bring the family
Outdoor fire pit and indoor wood fire for the cooler months, a/c for hot summer days, games for all ages, sweeping valley views, or wander down to the two dams on the property. Bridgetown`s cafés, river and town centre are a three-minute drive — or a leisurely walk.
The feel
Quiet. Comfortable. Unfussy. The kind of place where the kids run, the dogs nap, and the grown-ups actually relax.
Please note: outdoor fire pit use is subject to seasonal fire restrictions.
Welcome to Boots & Tails. We want you, your family, dogs and horses to have a relaxed and enjoyable stay. Please help us care for the property by following these house rules.
Dogs are welcome, but they must be supervised at all times and kept under control. Please do not leave dogs unattended inside the house unless they are safely settled and unlikely to bark, scratch, chew or cause damage.
Please keep dogs off beds and furniture unless you have brought your own protective covers. Any excessive hair, dirt, odour or damage may result in additional cleaning or repair charges.
Please clean up after your dogs immediately, both inside and outside the property. Waste bags should be placed in the outdoor bin.
Muddy paws happen, but please wipe dogs down before they come inside. Towels provided for dog use should not be used by guests.
Horses may only be brought to Boots & Tails by prior arrangement. Guests bringing horses must complete the Horse Guest Agreement and Waiver before arrival and pay the $80 per horse fee. Horses are not permitted on the property unless this has been completed and approved before check-in.The electric fencing is available for guest use and can be switched on as needed. Please check the fencing before use and ensure it is suitable for your horse.
Guests must bring their own horse feed or organise feed locally through Richfeeds & Rural Suppliers.
Please do not enter neighbouring paddocks, open gates unnecessarily, feed other horses, or approach horses that are not yours without permission. Horses can be unpredictable, especially around unfamiliar people and dogs.
Please keep children and dogs well away from all paddocks, gates and electric fencing unless directly supervised. Treat any electric fence as live when in use.
Please keep dogs away from horses, livestock, paddocks and fence lines. Dogs must not chase, bark at, harass or disturb any animals on or near the property.
Guests bringing horses to Boots & Tails are required to complete and return a Horse Guest Agreement and Waiver before arrival. This confirms that you accept responsibility for the care, containment, welfare and behaviour of your horse/s during your stay, and that you agree to the $90 per horse fee. Payment instructions will be provided separately. Horses may not be brought onto the property unless the agreement has been completed and approved prior to check-in.
The wood heater and firepit are available for guest use. Please use them safely and responsibly, and never leave a fire unattended. Firewood is not supplied. Firewood is available locally in 15kg bags from Mitre 10 on Steere Street.
The firepit must only be used when local fire restrictions allow. Please do not use the firepit during total fire bans, restricted burning periods, strong winds, or unsafe weather conditions. Fires must be fully extinguished after use.
Please respect our neighbours by keeping noise to a minimum, especially early in the morning and late at night. Excessive barking must be managed promptly.
The property is strictly non-smoking and no parties or events are permitted.
Please report any damage, breakages or accidents as soon as possible so we can sort things out quickly.
Before checkout, please leave the property tidy, wash dishes, place rubbish in the bins, and make sure all doors and windows are locked.
