Welcome to your 3 bedroom, 2 bathroom apartment in Kingston, where youâll have full access to all the propertyâs amenities during your stay.

BEDROOM:
Bedroom 1 has a queen-sized bed, Bedroom 2 has a double-sized bed, and Bedroom 3 has twin single beds all topped with professionally cleaned and pressed linen. Both bedrooms 2 and 3 have plenty of wardrobe space for your luggage while bedroom 1 has shelves.
BATHROOM:
The bathrooms have showers and toilets. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN:
You can use the kitchen if you`re craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher
- coffee machine
We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
The living room has a 40` TCL smart TV that is connected to local channels. Note that we don`t provide Netflix, YouTube and other online streaming platforms subscription so you will have to use your own account.
LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.
PARKING:
The carport provides 1 space for parking.
Check-in details will be sent two days before your arrival. Access codes will be provided 4 hours before check-in to keep your booking secure.
Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee. Losing the key set or leaving it inside the apartment will incur a minimum of $355 charge.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.
I have been living in Canberra for quite some time now and can help you navigate your way around the local area if you need me. I can also provide you with tips on the best places to go for food or just to have fun!
There are some great restaurants in the area that are just a one-minute drive away. You might want to check out Magoo`s Café and Bar for lunch or dinner - their food and cocktails are incredible! For a more casual hangout with friends, The Dock is a great spot to grab a few drinks.
If you`re looking for some other options, I recommend Local Press Café - they`re one of the original cafes in Foreshore, and they have a great healthy/vegan/vegetarian vibe. CocoNine is another great option if you`re looking for reasonably priced food in a relaxing environment, and La Rustica is a fantastic Italian restaurant with delicious food and drinks.
There are quite a few bus stops in the area. If you`re looking to take public transit, I`d suggest planning your trip using Kingston transit or the Kingston Access Bus. Alternatively, if you prefer a more private mode of transportation, you can also try using Uber or other taxi services.
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
Please do not flush wet wipes, paper towels, or sanitary products. These cause blockages in the sewer system. Dispose in the bin provided.
Before your reservation can be confirmed, please note that guest verification is required. Due to local council regulations, bookings remain pending until the verification process is completed. If verification is not completed within 24 hours, the booking may be automatically cancelled.
Please also review the key house rules below:
1. Check-in / Check-out
- Check-in is after 3:00 PM and check-out is before 10:00 AM. Early check-in or late check-out may be available if arranged in advance. Unauthorised late departures may incur a $110 per hour fee.
2. No Smoking or Pets
- Smoking and pets are not permitted anywhere on the property. Breaches will incur a minimum $400 fee plus any additional cleaning costs. Registered service animals are exempt where required by law.
3. Cleaning
- The cleaning fee covers normal turnover cleaning and linen. Please leave the property in a reasonable and tidy condition. Excessive mess may incur additional cleaning charges (minimum $50).
4. Registered Guests Only
- Only the guests listed on the booking may stay at the property. If you are booking on behalf of others (e.g., business or government travel), please let us know in advance.
5. No Parties or Events
- Parties or gatherings are strictly prohibited. The number of guests must not exceed the number booked. Visitors must leave by 10:00 PM, and quiet hours apply after this time. Breaches may result in cancellation of the stay and a $2,000 penalty.
6. Children
- Children are welcome but must be supervised at all times, as the property is not child-proofed.
