Bright 1-bedroom apartment on the 8th floor with one of the most beautiful views over the Nichupte Lagoon and the sea.



Sleeps up to 4: a king-size bed in the bedroom plus a double sofa bed in the living room. Two full bathrooms, a full kitchen and an in-unit washer and dryer.



Steps away you will find Galenia Hospital (Fertility Center Cancun), the Superama by Walmart supermarket, malls, restaurants and cafes.



The condo offers shared amenities: rooftop pool and sundeck, barbecue area, gym, 24/7 security and large underground parking.



The Space:

A spacious, well-equipped apartment for up to 4 guests:



- Bedroom with king-size bed (200 x 180 cm), walk-in closet and en-suite bathroom

- Living room with a double sofa bed (130 x 180 cm), dining table and balcony

- Open kitchen with microwave, electric cooktop, coffee maker, refrigerator and full cookware

- In-unit laundry room with washer and dryer

- Two full bathrooms and air conditioning throughout

- Balcony with lagoon and sea views to enjoy the sunrise and evening breeze



Shared building amenities: rooftop pool and sundeck, barbecue, gym and underground parking.



Please note there is a construction site next door, so there may be noise during the day; our prices and cancellation policy already take this into account.



Guest Access:

Self check-in with a personal access code so you can arrive on your own schedule (within set hours). Luggage storage is available before check-in (after 11:00 AM). We have no permanent staff on site but are always reachable by message.



Shared amenities include 24-hour security, an outdoor rooftop pool, gym, underground parking and an in-unit washer and dryer. The rooftop grill area is available for an additional fee (USD 12).



This is a quiet, family-friendly condominium where the tranquility of all guests is a priority: parties, loud noises and nighttime music are not permitted.



Not included: meals, cable TV channels, transportation, additional activities and daily cleaning (most can be arranged for an extra cost with 24 hours' notice, subject to availability).



The Neighborhood:

The building is on Tulum Avenue, a main road where taxis are easy to find for getting anywhere in the city.



Less than a ten-minute walk away you will find a supermarket, the ADO secondary bus station (with buses to Playa del Carmen, Tulum and more), Galenia Hospital (Fertility Center Cancun) and Las Americas mall, where you can catch public transport to the beach.



Getting Around:

The public bus stop is a 7-minute walk. From Las Americas mall, take the bus to CRUCERO, get off at the City Hall (Palacio Municipal), cross the street and take Route 1 or Route 2 to the Hotel Zone.



By the Ibis hotel there is an ADO secondary station with buses to Playa del Carmen, Chichen Itza, Tulum and Xcaret.



Distances:

- 15-20 min by car from Cancun Airport

- 14 min by car to the Isla Mujeres ferry at Puerto Juarez

- 7 min walk to Las Americas mall

- 5 min walk to Superama (supermarket) and the ADO secondary station

- 4 min walk to Galenia Hospital (Fertility Center Cancun)



Other Things to Note:

We require an official photo ID of each guest before arrival in order to authorize access; guests also sign the condominium regulations to keep good relations with neighbors and comply with building rules.



Although the location on a main avenue is convenient, there can be noise from traffic and from construction in the adjoining building. Our prices and cancellation policy reflect this.



As a tropical setting you may occasionally see small wildlife (geckos, birds). Please avoid leaving food out.



Your stay includes cleaning before arrival and after departure, plus basic welcome amenities (toilet paper, shampoo, soap and essentials). Additional cleaning or restocking is available on request for an extra fee.



For the air conditioning to work properly, please keep doors and windows closed while it runs and do not set it below 21C.
