Beach Boathouse is a distinctive former lifeboat house located directly on the shoreline in the coastal hamlet of Westhaven, beside Carnoustie. Set at the end of a row of traditional fishermen’s cottages, the property sits right on the sand with uninterrupted views across the bay.

With the beach just steps from the door, it is an ideal place to relax by the sea. Guests can watch the water from the large picture window in the lounge or enjoy the coastal views from the balcony, where dolphins are occasionally spotted passing along the shoreline.

The property is also within walking distance of Carnoustie town centre, where you will find local shops, cafés and pubs, as well as the well known Carnoustie Golf Links.

Living Space

The heart of the home is the bright open plan lounge and dining area overlooking the beach. A large picture window fills the room with natural light and frames the view across the bay.

Comfortable seating and a log burner create a relaxed setting for evenings indoors, while the handmade dining table provides seating for up to eight guests.

Kitchen and Dining

The modern kitchen is fully equipped for self catering during your stay. Whether preparing simple meals or cooking together as a group, the kitchen and dining space provides everything needed for practical and comfortable living.

Doors from the living area open onto a private balcony where guests can sit with a morning coffee or enjoy the sea air in the evening.

Bedrooms

The property includes four bedrooms arranged across two floors.

Bedroom one is located downstairs at the front of the property and includes a double bed.

Bedroom two is located downstairs at the rear and includes a king size bed which can be arranged as twin beds on request. Please confirm your preferred bed configuration at the time of booking.

Bedroom three is located upstairs at the rear of the property and includes a king size bed with an en suite bathroom.

Bedroom four is located upstairs at the front of the property and includes a double bed.

A sofa bed is also available in the living room if required. This option is best suited for a child and guests should advise ahead of arrival if they plan to use it.

Outdoor Space

The Beach Boathouse sits directly on the beach at Westhaven, providing immediate access to the shoreline. The surrounding coastline offers opportunities for paddleboarding, coastal walks and exploring the beach.

A seafront play park and putting green can also be found nearby.

Location

Westhaven is a small coastal community beside Carnoustie, offering a quieter setting while remaining close to the town’s amenities. Carnoustie Golf Links, one of Scotland’s most well known championship courses, is within easy reach of the property.

Carnoustie itself offers local shops, cafés and pubs, while the beach and promenade provide scenic coastal walks.

The surrounding area offers a number of destinations for day trips. Dundee is easily reached by car or train and is home to the V and A Dundee museum, the Science Centre and a growing waterfront area with shops and restaurants.

The wider Angus region also offers museums, distillery tours and scenic coastal routes to explore.
