The Casale is located on the border between Umbria and Tuscany just 8 km from Lake Trasimeno.
It is located in a quiet area, where you can relax in every season, close to the most famous and visited towns in the area:
- Cortona 20 km away,
- Montepulciano 18 km away,
- Castiglione del lago 7 km,
- Perugia 35 km away,
- Assisi 50 km,
- Siena 55 km.
In the immediate vicinity, shops, restaurants, bars, supermarkets and wineries are easily accessible.
The property has one hectare of completely fenced garden with a very particular swimming pool (depth 1.40 m).
The entire property is for private use and not shared with other people.


It is a former historic residence, measuring 370 m2, recently renovated with all modern comforts.
The farmhouse has a main structure and an annex with a total of 4 bedrooms and 10 beds.
The pool area is equipped with sun loungers and umbrellas and in the garden there is a ping-pong table and a barbecue.
It also has a porch with a table where you can eat outdoors and two large covered balconies with tables and chairs to have breakfast as soon as you wake up.
On the ground floor there is a large living room with 2 fireplaces, a TV area with a sofa, two armchairs and a chaise longue and a dining area with table and chairs. Also on the ground floor there is a large, well-equipped kitchen with another large table and a bathroom which is also accessible from the outside (which is very convenient for when using the swimming pool).

Upstairs there are 3 large double bedrooms.
Accessible by a flight of stairs, the upper floor immediately has a large living room with sofa and dedicated work space.
A corridor will take you to the end of one of the bedrooms, the largest, composed of a double bed and two single beds, 3 windows overlooking all sides of the farmhouse and even a fireplace.
Along the corridor there is a bathroom with shower, bidet and toilet, and a double bedroom with a balcony overlooking the pool.
The upper floor is completed by a large double bedroom with en-suite bathroom, also with shower, bidet and WC. The room also has a very large balcony with a view.
A stone's throw from the main structure, adjacent to the swimming pool, there is a beautiful annex which is a fabulous 60 m2 two-room apartment consisting of an equipped kitchen, dining area with table and chairs, bathroom with shower and toilet and large double bedroom.
