Villa Fiorda rises in the heart of the lush Umbrian countryside, just a few kilometers from Città di Castello, offering an oasis of peace and beauty. The property is surrounded by a large private garden, fully fenced and meticulously maintained, where a soft green lawn frames every moment of relaxation.

A barbecue area and a large outdoor dining table seating 16 guests invite you to enjoy convivial lunches and dinners, savoring delicious grilled meals immersed in the quiet of nature.

The true jewel of the garden is the splendid saltwater infinity pool (6 x 12 m, depth 140 cm), featuring refined design and open from May to September. Comfortably equipped with umbrellas, sun loungers, and an outdoor shower, it is the ideal spot to cool off on the hottest days or be enchanted by the evocative Umbrian sunsets that paint the horizon.

From the pool, guests can admire a spectacular view of the surrounding landscape, making every moment even more special.

The villa also offers a convenient private parking area that can accommodate up to 6 cars.

In the cottage adjacent to the villa (with entrance at the rear), the owners of Villa Fiorda may occasionally stay. In any case, guests are always guaranteed maximum privacy and complete respect.

Internal Description

Villa Fiorda consists of 3 independent apartments, each with a private entrance: the ideal solution for large families or groups of friends who wish to spend a holiday together without giving up the comfort and intimacy of their own spaces.

Internet Wifi is included. All rooms are equipped with air conditioning. All windows and doors have mosquito screens. Upon request, 1 baby cot and 1 high chair are available. Pets are allowed upon request at an extra cost (maximum 1).

Apartment 1: This welcoming apartment is arranged over 2 levels (ground floor and first floor) and can accommodate up to 4 guests.

On the ground floor, there is a bright open-plan living area with a fully equipped kitchen, a comfortable sofa, and a dining table, perfect for relaxing together. There is also a convenient guest bathroom.

Upstairs, there are 2 elegant double bedrooms, each with an ensuite bathroom with shower, ensuring comfort and privacy for every guest.

Apartment 2: Spacious and well laid out, the second apartment also extends over 2 levels (ground floor and first floor) and can accommodate up to 6 guests.

The ground floor features a warm and inviting open-plan living area with a fully equipped kitchen, dining area, and lounge with sofa. There is also a guest bathroom.

Upstairs, there are 3 double bedrooms: two of them have ensuite bathroom with shower, while a third bathroom with shower is located along the hallway and is easily accessible from all rooms.

Apartment 3: The third and final apartment, located on the second floor with independent entrance at the rear of the villa, is laid out entirely on one level and can comfortably accommodate up to 6 guests. The large open-plan living area includes a fully equipped kitchen, dining table, and sofa. A guest bathroom completes the living space.

The sleeping area consists of 3 double bedrooms: one of them has an ensuite bathroom with shower, while a second bathroom with shower is located along the hallway for convenient use by the other two bedrooms.

Prices and conditions

Included in the price: Utilities (water, gas, electricity); Internet Wifi; house, garden and pool maintenance.

Excluded from the price: Final cleaning (350.00€); extra cleaning (20.00€ per hour); extra linen change (20.00€ per bed); pets allowed upon request (maximum 1 - 150.00€ per pet per week). Tourist tax if required (the amount usually varies, depending on location, from 0.50€ to 4.00€ per person per night for a maximum of seven nights, excluding minors, and will be paid upon arrival).

Security deposit: Customers are required to pay 500.00€ security deposit upon arrival (cash), which will be returned at the end of the stay upon any damages.
