Lake Connewarre Farmstay is perfect for families, groups, or a relaxed escape with friends.

The home features three beautifully appointed bedrooms across two levels, offering both privacy and space to unwind.

Downstairs, you’ll find a peaceful queen bedroom overlooking the open paddocks. The bunk room is designed with families and groups in mind, featuring six built-in king single bunks, creating a fun yet comfortable space for kids or additional guests. A central bathroom services the lower level.

The heart of the home is the open-plan living area, where the kitchen, dining, and lounge come together in a warm and inviting space. A wood fire adds a cosy touch in the cooler months, while large windows frame the surrounding farmland.

Upstairs, the master suite offers a private retreat, complete with a king bed and ensuite—perfect for a quiet escape at the end of the day.

For year-round comfort, every bedroom and living space is fitted with its own split system heating and cooling. Both the king and queen bedrooms also include TVs for added comfort and flexibility.

To ensure a comfortable and well-informed stay, please note the following:

Lake Connewarre Farmstay is located on a working farm. From time to time, farm staff may attend the property to tend to livestock (such as feeding cows). They will be mindful of guest privacy and will not access the home.
External security cameras are in place around the property for safety and security purposes. These are positioned outside only and do not monitor any internal spaces.

To help everyone enjoy a safe, relaxing stay, we kindly ask guests to note the following:

As this is a working farm, we invite you to enjoy watching the cows from a distance. Please be aware that fences are electric, and children should be supervised at all times.
Please ensure the main gate is closed securely when entering and leaving the property with the remote provided.
For the comfort of all guests, smoking is not permitted anywhere on the property.
Lake Connewarre Farmstay is designed for quiet, relaxed stays — parties, events, schoolies, hens or bucks groups are not permitted.
The person making the booking must be over 25 years of age.
If using the fire pit, please ensure it is fully extinguished at the end of the evening.
GENERAL: All bookings are accepted on the basis that you have read, understood, and agree to abide, and be bound, by the Terms and Conditions and House Rules. Please treat our home as if it were your own. Please be respectful to our lovely neighbours. Strictly NO smoking at this property. Our home is NOT suitable for Schoolies, hens or bucks parties. You must be over the age to 25 to make a reservation at our property. Please follow parking guidelines where provided.

CHECK IN/ OUT: Check-in time is not before 3pm on the arrival date and check out time is not later than 10am on departure date. Late departure is subject to prior arrangement/availability and extra charges may apply.
Contactless check in will be provided with key safe codes. Keys must be returned to the key safe upon checking out. If the keys are not placed back in the lock box a management fee will apply for us to allow housekeeping staff access to the property and if required replacement of keys.

THIS PROPERTY DOES NOT ACCEPT PETS

UNAVAILABLITY: If the property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then we will inform you immediately and endeavour to obtain suitable alternative accommodation for your stay, if we are unable to do so, all money paid will be refunded in full. HostyCo will not be liable for additional accommodation costs in the event of these unforeseen unavoidable circumstances.

PARTIES & FUNCTIONS: Parties are strictly prohibited. Breach of this will result in immediate eviction without refund and extra charges will apply for any additional, cleaning, garbage removal, repairs which may occur. We have the right to evict any guest during their stay if we deem them to be in breach of the house rules. THIS PROPERTY IS STRICTLY NO SCHOOLIES.
There should be no disturbance to neighbours at any time during your stay.

LINEN AND TOWELS: We supply all bed linen and towels. They must be left where supplied in the bedrooms or bathroom on departure. Further linen may be hired upon request prior to arrival. Properties with pools will include pool towels for your stay. Any damage or stains requiring additional laundering or replacement of linen may incur a charge or replacement fee. Stays longer than 1 week may request a housekeeping service for cleaning and/or linen servicing charged at a fee .

YOUR OTHER RESPONSIBILITIES: You are responsible for damage, breakages, theft and loss of the property and any part of it during your stay. You must notify us of this immediately if damages occur. We may recover from you repair or replacement costs. Occupancy must not exceed the agreed number booked for or the maximum listed as occupancy in the house description. Disturbance to our neighbours, including excessive noise at anytime (day or night), is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. Noise should not be heard from outside the property after 10pm.
Call outs: Lost keys/lock outs will incur a $70 (or $100 after hours) call out fee for management to provide access plus the cost of replacement keys if required.

Upon departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, crockery and cutlery washed and packed away, dishwasher emptied. If there is a BBQ onsite, it must be cleaned after use, failure will incur a $100 fee. The property must be left in a clean and tidy condition. All furniture and furnishings must be left in the position they were in when you arrived. Smoking is not permitted in the property. No illicit drugs to be brought onto the property. You must allow repair/service access to the property during reasonable hours. HostyCo is not liable for any damage or loss of property during your stay.

SPECIFIC FARM RULES:
To help maintain a safe and enjoyable environment for all guests, we kindly ask that you follow these guidelines:
Lake Connewarre Farmstay is a working farm — please admire the cows from a distance and do not enter paddocks.
For safety reasons, electric fences are in use. Please keep a safe distance at all times and ensure children are supervised.
Farm machinery and equipment are not to be touched or used under any circumstances.
Work sheds and farm buildings are strictly off-limits to guests.
Please ensure the front gate is closed securely after each entry and exit using the remote provided.
A $200 replacement fee applies for any lost or unreturned gate remote. Please take care to return it to the lockbox at the end of your stay.
