General Rules
• No Smoking or Open Flames:
No smoking, vaping, marijuana, burning candles, incense, or any open flames. Violations will result in a $1,000 charge, possible cleaning fees, and a $500 ozone treatment.
• No Parties or Events:
No parties, events, birthdays, bachelor/bachelorette gatherings, or similar get-togethers.
• Quiet Hours:
Please keep noise to a minimum after 10:00 PM.
• Check-In/Check-Out:
o Check-in: Any time after 4:00 PM
o Check-out: By 10:00 AM
• Guest Limits:
Only the number of guests listed on your reservation are allowed. Unauthorized extra guests will incur a fee.
• Respect for Neighbors:
Please treat all neighbors and long-term tenants with respect.
• Mail/Package Deliveries:
We do not accept mail or package deliveries. Use nearby UPS or FedEx services.
• Items Left Behind:
We’re unable to store or ship any items left behind after checkout.
• Pest Prevention:
Do not leave food out that may attract pests.

Guest Verification
• Identification Required:
All adults must provide a valid driver’s license or passport.
• Door Code Activation:
Door codes will only be activated once all required payments (including pet fees) are completed.

Pet Policy – No Cats are allowed
• Approval Required:
Pets are not allowed without prior written consent.
To request approval, please provide:
o Type and number of pets
o Size, height, weight, and breed (if applicable)
• Fees:
o 1–6 nights: $50 per pet
o 7–21 nights: $100 per pet
o 21+ nights/monthly: $175 per pet (maximum $175 per pet per month)
• Pet Guidelines:
o Cleanliness: You are responsible for cleaning up after your pet(s) both indoors and outdoors. Report any mess or damage immediately.
o Behavior: Pets must be well-behaved and not disturb other guests or neighbors. Excessive noise or disruptive behavior may result in immediate booking termination without a refund.
o Furniture: Pets are not allowed on furniture (beds, sofas, chairs). Please bring your pet’s bed or blanket.
o Leash/Containment: Pets must be leashed or appropriately contained when outside the unit.
• Payment:
A resolution link for the pet fee will be sent the day before arrival. Door codes will not be activated until payment is completed.

Additional Fees & Charges
• Unauthorized Guests/Pets:
An extra fee of $50 per person or pet, per night, will be charged for any not declared on your reservation.
• Late Check-Out:
$75 for every 30 minutes beyond the 10:00 AM check-out time.
• Extra Cleaning:
Additional cleaning services are available at $100 per hour.
• Smoking-Any Kind: $1,000 charge, possible cleaning fees, and a $500 ozone treatment.
• Lost Items:
o Lost key/key fob or parking access swipe card: $300
o Lost parking pass tag: $150
o Failure to send a photo of any keys, passes, or remotes: $50 charge

Long-Term Stay Rules (30+ Days)
• Garbage Removal:
Guests must remove their garbage. Any fines related to garbage or automotive issues imposed by the apartment complex or city are the guest’s responsibility.
• Monthly Cleaning:
Cleaning is required once per month. The fee will be automatically applied to your original payment method.
• Monthly Inspections:
We will conduct monthly inspections with a 24-hour notice.
