This property features six professionally designed, four-story units, each offering 4 bedrooms, 4.5 bathrooms, and a private bathroom for every bedroom. Each unit sleeps up to 10 guests, with accommodations for up to 60 guests across the property—perfect for larger groups who want to stay together while still having the comfort and privacy of separate neighboring units.
Every unit includes a commercial-style chef’s kitchen, electric fireplace, TVs in every room, a workstation area, Tesla charger, premium furnishings, unique artwork from local Dallas artists, a 10-person poker table, arcade games, outdoor grills, and multiple terraces. The top-floor terrace is the signature hangout space, featuring summer fans, winter wall heaters, and skyline and stadium-area views.

Welcome to our property. These House Rules are intended to ensure a safe, respectful, and enjoyable stay for all guests and neighbors. By staying at this property, Guest agrees to comply with all rules, policies, local ordinances, and HOA requirements.
QUICK REFERENCE RULES
• Maximum occupancy limits must be observed at all times (2 person max per bedroom/ 10 person max occupancy).
• No parties, events, or large gatherings.
• Quiet hours are from 10:00 PM to 9:00 AM.
• Congregation of occupants outside the premises is not allowed between 10:00 PM and 9:00 AM.
• Only registered guests may stay overnight.
• Please park only in designated areas.
• Street parking is not permitted.
• Follow posted trash pickup and disposal instructions.
• Excessive noise is prohibited at all times.
• Tampering with security, Wi-Fi, noise monitoring, cameras monitoring external entry points, smart locks, smoke detectors, or safety devices is prohibited.
1. Quiet Hours
Quiet hours are from 10:00 PM to 9:00 AM. Noise must not disturb neighbors or be audible outside the property during quiet hours. Congregation of occupants outside the premises is not allowed between 10:00 PM and 9:00 AM. Excessive noise is prohibited at all times.
2. Noise Monitoring
The property may utilize privacy-safe decibel monitoring devices that measure sound levels only. These devices do not record conversations or capture audio or video content. Noise alerts may be used to determine violations of this policy.
3. No Parties or Unauthorized Gatherings
Parties, events, commercial activities, filming, and unauthorized gatherings are prohibited unless approved in writing prior to the reservation. Only registered guests listed on the reservation may stay overnight.
4. Parking
Guests may park only in designated parking areas and may not block driveways, sidewalks, neighboring homes, fire lanes, or access points. Street parking is not permitted. There are 4 designated parking spaces for this home.
5. Trash & Property Care
Trash pickup is scheduled for Wednesdays. All trash must be placed in the designated trash bins and set out for collection no earlier than Tuesday evening and no later than Wednesday morning before pickup. Guests are responsible for bagging all trash and placing it in the exterior trash containers. Loose trash, oversized items, furniture, construction debris, or trash left outside the bins is not permitted. After collection, trash bins must be returned to their designated storage area as soon as possible. Failure to follow trash rules may result in additional cleaning, disposal, or violation fees.
6. Warning Procedure
If excessive noise, nuisance activity, unauthorized gatherings, or disturbances are reported or detected, Owner/Manager may issue notice by text message, phone call, email, booking platform message, or in person.
7. Enforcement & Violations
Failure to comply with House Rules may result in warnings, fees, removal of unauthorized visitors, termination of the reservation, removal from the property without refund, and/or involvement of security, HOA, local authorities, or booking platforms.
8. Fees & Charges
Violations may result in charges including: First noise violation after warning: $250; Second violation or continued disturbance: $500; Unauthorized party/event: $1,000 minimum; Tampering with monitoring or safety equipment: $500 minimum; Additional cleaning, damage, security, management, HOA, or city response fees: actual cost plus administrative fees.
9. No Refund Policy
Reservations terminated due to policy violations are not eligible for refunds of unused nights, fees, or charges.
10. Guest Responsibility
Guest is responsible for the conduct of all occupants, visitors, and invitees and for all resulting fines, damages, complaints, penalties, or losses.
11. Patio/Terraces
Children must be supervised by an adult at all times while on patios, balconies, terraces, or outdoor areas. Climbing, sitting, leaning, or playing on handrails or railings is strictly prohibited for safety reasons.
12. No Smoking
No smoking or vaping inside the property. Dispose of cigarette waste properly. Smoking-related odor remediation fees may apply.
13. Safety Information
Fire extinguishers are in the hall on the first floor near the garage door. Please notify management immediately if a fire extinguisher is missing, damaged, or discharged.
14. Smoke Detectors and Carbon Monoxide Detectors
The property is equipped with smoke detectors and carbon monoxide detectors where required. Do not tamper with, disable, remove batteries from, or cover any life-safety device. Tampering with safety equipment may result in immediate termination of the reservation and additional fees.
