The main house includes two King bedrooms, a full hallway bathroom, an open-concept living area, kitchen, and dining space. Just off the porch, guests can access the private detached studio suite, which includes a third King bed, full bathroom, and washer and dryer. This setup is ideal for guests who want added privacy, extended stay convenience, or a little extra space.

KITCHEN AND COFFEE
The fully stocked kitchen includes the essentials needed to cook and dine at home. Guests will have access to cookware, dishes, utensils, glassware, and basic kitchen items for their stay. A starter supply of coffee and coffee basics is provided, but guests are welcome to bring their favorite coffee, creamers, or specialty drinks.






OUTDOOR SPACES AND PARKING
Guests can enjoy a fully fenced yard, gated private entrance, covered porch seating, and a fire pit with Adirondack chairs. The property is backed up to 300 private acres, giving the home a peaceful and secluded ranch feel. Gravel parking is available for 2 to 3 vehicles and a horse trailer.




WELL WATER NOTE
Boyer Farmhouse is on a private well, which is common for ranch properties in this area. The home has a water softener, and a hydrogen system was added at the end of May 2026 to help reduce any natural sulfur smell that can sometimes come from well water.
