The Space:

The highlight of our home is the stunning outdoor area. Relax and unwind in the beautiful Jacuzzi, perfect for soaking after a day of exploring Denton. The pergola provides a lovely shaded spot for morning coffee or evening gatherings, making it an excellent space for enjoying the Texas weather.



The Neighborhood:

Located in a peaceful neighborhood, our two floor home is just a short drive from Denton's vibrant downtown, filled with shops, restaurants, and entertainment. Whether you're here for a weekend getaway or an extended stay, our 2 floor cozy retreat offers everything you need for a memorable experience.



Other Things to Note:

- Pet-Friendly: House-trained pets are welcome with a $150 fee per pet. Register your pets and clean up after them, especially in the backyard.

- No Parties/Large Gatherings: Only registered guests are allowed. Contact us if you have queries or need clarification before booking. Perfect place for small gathering with your family.

- Additional Fees: From the seventh guest onwards, a $39 fee per guest per night applies. The fourth bedroom opens for groups of 8+ guests.

- Entertainment: Smart TVs with streaming apps are available. We'll sign out of your accounts if you forget to do so.

- No Indoor Smoking: A $500 fine applies for violations. Smoke outdoors and dispose of cigarette butts properly.

- Hot Tub: Please note that the hot tub is professionally serviced twice a week during the summer months and once a week during the rest of the year.

As this is an outdoor hot tub, it’s normal for some leaves or debris to appear between cleanings. This does not indicate the hot tub is unclean—rest assured, all necessary chemicals are properly balanced, and the filtration systems are regularly maintained for your safety and comfort.

The pool technician accesses the area through the backyard gate. .

-Hot Water Heater Performance. Our home is equipped with a 9-liter water heater, which provides enough hot water for a 15-minute shower per person. After each shower, the heater requires approximately 20 minutes to fully recover before it can supply another hot shower. To ensure everyone in your group enjoys a warm shower, we recommend spacing them out accordingly.

- Landscaping: Is done once a week.



- SECURITY CAMERAS -

For security, we have installed two cameras: one at the front door overlooking the yard, and another in front of the garage facing the cars. These cameras record 24/7. To respect your privacy, there are no cameras inside the house.



- House Rule Violations: Can result in reservation cancellation, no refunds, and loss of deposit.



- Pest Control: Pest control service is monthly. Contact us if you encounter bugs.
