*** PROPERTY FEE = RESORT FEE which the Palms of Destin collects from all owners for each rented night. This resort fee guarantees a trouble free use of all resort amenities: valet and bell service (starting Spring 2021), gym, lagoon pool, heated pool, hot tub, tennis courts, secured parking garage, kids splash pad, kids pool. It also includes the use of the resort shuttle that brings you to the beach and some other places. It usually runs between mid/end March to September - seasonal availability may change due to Covid19.

The 970 sq ft condo has recently been updated and sleeps a maximum of 6 people. It features 2 bedrooms, one with a king size bed and the other with custom built full over full bunk beds. The living room has a queen size sleeper couch and would sleep additional 2 people. The master with the king size bed has an en-suite bathroom with a tub/shower. The second bedroom’s bathroom has a glass doored shower. A fully equipped kitchen with granite counter tops offers the possibility to prepare either small snacks or entire meals if you decided to eat in. The dining table seats 4 and the breakfast bar has 3 barstools for additional seating.

The living area as well as the master have a smart TV and a washer and dryer are to be found in the closet of the second bedroom.

We also provide a pack'n'play but we do not provide sheets for it. You need to bring those yourself. We provide one set of bath towels each guest but we don't provide beach towels.

As the unit is looking East you can watch the sun rise in the morning sitting on the balcony which is accessible from the living room as well as from the master.
The condo also has Internet access, a micro wave, a coffee machine, a toaster, an ironing board, an iron and a vacuum. The condo’s friendly and light colors chosen to fit the Emerald Coast will complete your cozy and warm feeling of being on vacation.

THE RESORT AMENITIES
The Palms offers a lot of amenities such as the largest lagoon pool in Destin which was awarded as the best in the area. The pool area also features a kid’s pool, a splash area, a whirlpool and another large pool which is heated in winter. Other amenities include 2 tennis courts, a basketball court, a kid’s playground, a gym.

The front desk will provide a welcome package, with parking passes for covered parking and keys to the unit and amenities. 2 cars per unit will have access to the parking garage. A shuttle runs from mid March to Labor Day, maybe a little longer, approximately every 30 minutes between 11am and 9pm and drops you off at different locations such as the Harborwalk Village and the beach across the street.

THE AREA
The Palms is not far from the beach (an approximately 10 minute walk). Right across the street there is a big parking lot which makes it easy for you to take everything you want and need to the beach. Just throw it all in the car. If you don’t want to take the car you can definitely walk or use the shuttle service. Only about 2 minutes away you’ll find Henderson State Park which is an untouched stretch of beach and is said to not be very crowded in Summer.
Walmart is within walking distance which makes grocery shopping very easy. The Palms has a restaurant and bar on site but if you want to go someplace else for dinner Chris and Ruth’s Steak house, Hooters and Jim’n’Nick’s BBQ are within walking distance as well.

If you like to have a little action while on vacation Destin offers skydive, sail, cruise and dolphin watch. Also located near The Palms are mini golf courses, a waterpark, a bowling hall and a small amusement park for kids. Destin Commons Shopping Mall is only 5 minutes away and is a shopping village with an AMC movie theater.
A few minutes from Destin you find Okaloosa Island with miles of also untouched white-sanded beach if you want to grab some things and enjoy the silence and the loneliness by only listening to the waves of the Gulf of Mexico.
Explore the many opportunities that await you on the emerald shores of this stretch of the incredibly scenic panhandle of Florida or simply exhale and relax.

HOUSE RULES
- Max. of 6 people allowed. Kids and infants count as person
- Only the amount of people on the reservation are allowed – no unregistered guests
- No 3rd party bookings: booking guest must stay. Sub-leasing not permitted

- guests need to check in at the front desk

We are not responsible for third party amenity interruptions, such as electricity, cable, or internet which are beyond our control

NO SMOKING

NO PETS - HOA has a strict no pet policy

QUIET TIMES: 10pm – 7am. Please no loud noise levels, unruly behavior. If there are any complaints the stay may be canceled without refund

STARTER KIT: Plenty for several days. We provide some rolls of toilet paper, a roll of kitchen paper towels, some dishwasher tabs, dish detergent and some trash bags. Any extra supplies need to be provided by you.

LINENS/BEDS: we provide bed sheet sets for all beds. And a set of towels (bath, hand, cloth) for each possible guest. No beach towels. And we don’t provide sheets or blankets for the pack’n’play. The beds do have quilts as cover but currently due to the Coronavirus and the County’s order no additional blankets are provided.

PROPERTY USE:
- No long-term residence, parties, gatherings or commercial use
- Stays do not qualify as residence or allow use of mailing address
- Flush only toilet paper
- Recommendation: close curtains when not at home to keep the room cool.
- Don’t cool below 70 degrees Fahrenheit to avoid freezing of the equipment. If frozen it needs to be turned off for 24hours.
- No glitter, glue, hair dye, spray tan or sun spray inside the unit

CHECK OUT:
- By 10 am
- Please remove all trash
- Please empty the fridge and freezer
- Please turn on the dishwasher if there are still dirty dishes
- Linens and towels can stay where they are (on bed/in the bathroom)
- Close windows and doors

UNAPPROVED LATE CHECKOUT: $50. If overstay impacts next guest: 2x nightly rate. Paying the fee does not mean a late check out is approved and you can extend your stay
