To ensure a smooth arrival, please review carefully:
~RENTAL AGREEMENT (REQUIRED)~
• Signed rental agreement + valid ID required
• Must be completed within 48 hours of booking
• If booking within 48 hours of check-in, must be signed within 4 hours
• Check-in instructions are released only after completion
~GUEST & VEHICLE REGISTRATION (STRICT HOA POLICY)~
• All guests (including children & infants) must be registered
• All vehicles must be registered in advance and will sign in at the gate upon arrival
• Registration form must be completed at least 4 days before arrival (Same-day required for bookings within 72 hours of check-in)
• Late submission may result in delays, cancellation, or a $45 HOA fee
• Only registered guests and service providers are permitted access
• Requests for additional access after check in or for Uber / Delivery access must be made in advance and outside of quiet hours.
This community does not allow unregistered visitors.
~COMMUNITY AMENITIES (Memorial Day through Labor Day)~
Guests receive passes for access to:
• 3 lakes (1 with beach)
• Outdoor pool (Memorial Day–Labor Day, 11am–7pm, weather & staffing dependent)
• Tennis, basketball & volleyball courts
• Playground & dog park
Lost or unreturned passes will result in a replacement fee of $150 per pass.
~RIDE-SHARES & DELIVERIES~
Uber, Lyft, grocery, and food deliveries must be coordinated in advance. Late-night requests may require you to meet drivers at the gate.
We are happy to guide you through the process — but advance preparation is essential to avoid arrival issues.

For everyone’s safety, comfort, and compliance with community regulations, please review the following carefully:

The property is professionally treated and maintained, but minor signs of nature are part of the Poconos experience.
~STRICT COMMUNITY & TOWNSHIP RULES~
These rules are enforced by the HOA and township:
• Maximum occupancy: 12 total persons
(Includes adults, children, infants, and visitors)
• Maximum vehicles: 6 cars total
– Driveway parking only, no street parking
– No vehicle swapping once registered
– Vehicles left at the Welcome Center may be towed
• Community speed limit: 25 MPH
Fines issued by HOA are the guest’s responsibility (up to 90 days post-checkout).
• Quiet Hours: 10:00 PM – 8:00 AM
Noise complaints resulting in fines will incur a $115 charge to the guest or the cost of the fine incurred.
• Burn Bans: Outdoor fires must comply with local regulations. Active burn bans must be strictly followed.
• Community passes are provided. Lost or unreturned passes: $150 per pass replacement fee.
~PET POLICY~
Pets are NOT permitted on the property.
Unauthorized pets will result in:
• $50 fee
• Immediate removal of the pet
• Any damages or additional cleaning resulting in the presence of the an unauthorized pet will be paid by the guest

No smoking or vaping inside the home.
If indoor smoking is detected:
• $300 air purification & remediation fee
Outdoor smoking is permitted only if properly disposed of.

Checkout time must be respected to allow proper cleaning and preparation.
Unauthorized late departures will incur:
