There’s a lot of beachy stuff on the island to enjoy, but at the end of the day when all the shopping, swimming, walking, exploring, and just sitting on the beach is over, you want to come back to a comfortable place to relax. It doesn’t get any better than "First Dibs" (1205 Queens Court). "First Dibs" is a completely renovated direct oceanfront 3 bedroom, 3 bath, Queens Court condo that has some of the most beautiful views in the complex! "First Dibs" is a second floor unit and is located on the front of the sunrise/beach access side of the oceanfront building. This unit has porcelain tile throughout and is completely updated, beautifully decorated, thoughtfully appointed and has many custom upgrades. It boasts 40 feet of glass doors and windows that allow for an unobstructed panoramic view of the Atlantic Ocean. To further enhance the experience there is 60 feet of private deck with ample furniture to enjoy the views, fresh air and tropical breezes. Start your day by enjoying the beautiful Emerald Isle sunrise from the deck and then go down to the beach and relax. The elevator and easy walkway with ramps to the beach are just steps away! No stairs at all to navigate! Come and enjoy all of the comforts of home at "First Dibs"!

"First Dibs" features a fully equipped kitchen with beautiful custom cabinetry, Silestone quartz counter tops, under cabinet lighting, large pantry, tiled glass wall below the 12 foot bar, bar seating for 6, and a table and chairs that seat 6 in the dining area. A 12' sliding door opens up onto the expansive 60 foot deck off of the living/dining area.

The large comfortable living room is furnished with 2 leather recliners, a sofa that seats 3, a wooden rocker, an upholstered side chair with ottoman and a 65" TCL Smart Roku TV. An 8' sliding door opens up onto the 60 foot deck.

The oceanfront master bedroom is well appointed with a King size memory foam mattress, a 43" TCL Smart Roku TV, a built in ironing board, a 12 foot sliding door which opens up onto the 60 foot deck and provides amazing views of the ocean and shoreline. The en suite bathroom has a full size walk in shower.

The guest bedroom has a Queen memory foam mattress, a 43" Samsung Smart TV and an en suite bathroom with a walk in shower and plenty of grab bars. It is a nice quiet retreat away from the living area.

The 3rd bedroom (the Murphy Bedroom) is oceanfront with an 8 foot sliding door that provides a spectacular view of the ocean and access to the 60 foot deck. It has a Queen size Murphy Bed with a hybrid memory foam mattress. It can be left lowered or it can be easily raised up out of the way to provide room for playing games or other activities. There is a sliding room divider/partition that provides privacy from the living area if desired.

Luxury linens and towels are provided. Full size washer and dryer in unit. (Dryer is stacked above washer. Step stools are provided for your convenience in case you can't reach the inside of the dryer. I'm 5' 6" and it's the perfect height for me.) 400 mbps WiFi is provided. Network TV is available thru the Spectrum App which is on all 3 TV's. Reverse Osmosis Filtered drinking water with separate faucet in kitchen. Whole house water softener. Cordless phone with answering machine and unlimited long distance. Iron and built in ironing board. Dimmable lighting. Central heat and air conditioning. Dishwasher, microwave, toaster, blender, hand mixer and 12 cup coffee maker.

* Golf Carts, Boats, Trailers and Skateboards are prohibited by the Queens Court HOA.

* Boat/Camper/RV parking available across the street @ Holiday Travel Park for small fee.

* Cleaning fee of $300 is added at time of booking.

* Damage Deposit of $1500 is held against credit card credit limit at time of booking.

* Vrbo offers travel insurance through CSA ONLY AT THE TIME OF BOOKING. Consumer Reports highly recommends the website insuremytrip.com for travel insurance needs.

* Hurricane season is from June 1 through November 30.

* Fireworks are illegal in Emerald Isle.

* Open fires are prohibited on the beach.

* Fire ordinance prohibits any open flame or grilling within 25 feet of any structure. There are charcoal grills and picnic tables by the pool for your convenience.

* It is illegal to walk on the dunes or on the sea grass/oats. Fines are very expensive.

* It is illegal to tamper with a sea turtle nest. It carries up to a $50,000 fine.

* It is illegal to dig holes in the sand on the beach leaving them unattended without filling them back in. It is a huge danger to emergency vehicles, pedestrians and wildlife. Fines are very expensive.

* Beach driving is allowed by permit only ($100 permit fee) from Sept 15 - April 30 (with the exception of the Friday before Easter through the Sunday seven days after Easter).

* Henna Tattoos are not allowed here. You will be held responsible for any damage to my belongings caused from a Henna Tattoo. Henna Tattoos rub off on anything they touch and the henna causes permanent stains.

* Reservations through travel agencies or other 3rd parties are not accepted. Guest must book in their own name with their own contact information.

POOL INFO:

* Must follow all posted pool rules. Pool open dates and hours may vary with no notice. Projected Pool Season is May - September. The HOA requires that all children under age 18 MUST be accompanied by an adult. Pool compliance is closely monitored.

The condo was great and the view was amazing. We walked every night for ice cream. The local water park is good for something different to do but you can do it in 2 hours easy. There are all the traditional beach activities and/or fishing readily available along with restaurants and beach shopping.

Absolutely Perfect

Property was just as described. Lovely place to have a beach week. I love that this was totally walker-friendly for my mom. She could go from the home to the beach with no steps. We have stayed at several places along EI and this one by far had the most expansive views of the ocean. And the deck was huge and provided space for all, and beautiful views of the sunrise. No complaints at all, and we hope to be back again.

Fantastic visit

Our family had a wonderful week at Emerald Isle, in large part because of the property where we stayed. The seating and views on the deck were second to none, and we had plenty of space for the five of us. The only suggestion for improvement would be to provide at least a starter amount of trash bags, hand soaps, and toilet paper and paper towels so we weren't required to bring those items along with all food, drink, and beach gear. Overall, fabulous stay and we'd come back again!

Fantastic ocean views!

From the initial communication with owner to check in with property realtors....process was professional, easy and personalized. Condo was extremely comfortable and clean. Ocean views from all the windows/sliders made staying in on a rainy day so enjoyable. Location is ideal for walking to places as well as a great driving point to get to other charming towns like Swansboro in one direction and Beaufort in the other. Would highly recommend and will definitely return! Thank you!

Excellent property. 2nd floor oceanfront with beautiful view. Easy access to beach. Very clean with wonderful upgrades. Great deck with nice furniture. Convenient to elevator. 3rd bedroom with murphy bed needs a bedside lamp and paddle fan! Would be nice if could sit on deck in rain!Queens court property very well maintained & clean with great amenities. Great location! Hope to stay there again.

Very nice place!

This place was very nice. Everything was very clean, organized, up to date and just as advertised. Love the balcony and abilities to sit outside with plenty of room. Only issue and it was minor was the checkin process. I can in on Thanksgiving day and I had to sit in the parking lot for 45 minutes after our drive to get a gate and room key from someone who had to meet me. Commpuication dropped between someone and the group was not prepared for my arrival. Lady was very nice and apologetic for the issue, she came to office and got everything I needed. Overall, I will be saving this place as a favorite and rebook it!

The condo is even nicer than the pictures. The decorations tasteful and all the sliding doors and the deck made sitting and watching the ocean comfortable. I loved the tvs. Location was convenient to restaurants and groceries. Beach is a straight walk out of the elevator. Parking is undercover or in a large lot. The only con was the checkin. It’s time to install digital door locks.

First time to Emerald Isle and first time renting an oceanfront rental... so glad we opted for this unit! The view from the deck was so enjoyable and memorable. The biggest part was the walkway to the beach. Unit was very clean and well kept up with. The whole Queens Court complex was very clean and nice too. so beautiful and all very well taken care of... Enjoyed the pool, sport courts, and beautiful landscaping. The layout was so cute and the scenery throughout made me feel like I was in my own little tropical oasis 🌮 quiet and so peaceful! Loved Emerald Isle!

Beautiful Condo, Perfect Location

We had a wonderful stay and would absolutely return! The condo was in a perfect location and was well-stocked. It suited our family perfectly. Clean, bright, open and airy, beautiful views, comfortable beds. We could hear the running/jumping feet of the family upstairs, though that is no fault of the owners of this property—it was nothing more than typical in a condo of this sort. When we needed to reach out regarding a minor issue (again, nothing to do with this property or its owners), the owners were very quick to respond and advise us—and we had no further issues. Lovely condo, beautiful views, close to the beach—thank you for the delightful week away!

This area of EI is more crowded than I had planned probably due to close proximity to campgrounds and water park. Pool is out of way and was never busy all week. Bad= Thermostat wouldn't go below 68 and we were there during pretty warm week but condo felt stuffy at times. By far our worst complaint was the very noisy neighbors on 3rd floor above us were terribly noisy especially frustrating at 4am and sounded like stomping and dragging furniture. Yes I knew I could've messaged Gerald on VRBO, but I knew he was in Ohio so I placed call to the Emerald Isle HS about issue and found that they didn't manage property but they would contact them and the HOA and she would get this resolved and call me back later that day, they never called me back and nothing changed throughout rest of our stay. Also I read check out instructions and never read anything about the blue wristbands being returned to EIHS as we've kept these from other places in past numerous times without a thought. These are a silicone band no chip! So when my phone rang on checkout day from EIHS I assumed it was to check on rest of our noisy stay...nope they informed us that if we didnt return our silicone bands we would be charged $100. Wife looked these up they cost 15 cents to replace. Must reuse=gross and leaves bad feeling on way out of town. Bands are in mail😡😡

Wonderful Experience

We had a wonderful experience from the very start. The leasing company was professional and organized, and the property was in an incredibly desirable and convenient location. The property itself was very clean, well equipped, and all-around excellent. Not only did we enjoy our stay, we would consider staying at this exact same property again.

WHAT A VIEW!

"First Dibs" has it all! Easy access to the beach, spacious living area, nicely decorated, elevator access and super clean! The porch and view of the ocean is exceptional. Beautiful Master suite, again, the view! Other bedrooms were comfortable and very nice as well. When the owners of the unit above us were there, they were up pretty late at night which was annoying but when they didn't stay over it was perfectly quiet and peaceful! The owners of First Dibs were great to deal with as well as the Homeowners Association. They addressed the issue for us. Great location for shopping, dining and entertainment! The pool wasn't open yet because it was off-season but looked really nice. We played basketball, rode our scooters around town and had a great spring vacation!

Fabulous Emerald Isle Condo

Condo was very clean and tidy with a well stocked kitchen! Great ocean views from most rooms in the condo or the large deck (with lots of seating options). Check in was straightforward and required just a quick pop over to the property management office closeby to pick up keys/gate passes. Lot’s of dining of dining/grocery options nearby.

Beautiful condo with panoramic views

Although we had to wait for our keys past 4pm, once we got to the condo we were beyond impressed. The pictures did not do it justice...what a gorgeous place with amazing views and well done design. We will be back again!

First Dibs/Emerald Isle

This is a lovely property with a fabulous view and easy access to the beach. This was our second stay here and both times we had issues with the noise from upstairs. The owners were staying upstairs for the first two days of our visit and I found out they were getting ready for renters. The second night they were up pretty much all night clomping around and it shook the walls in our unit downstairs. We got little sleep. Once the renters moved in the noise level was less but you could here them walking and opening and closing of the window slider. Over all it was just not very relaxing because of the constant noise. I realize this is not the fault of the First Dips owners but I feel it needs to be pointed out for those that like their sleep and appreciate a quiet vacation.
