To preserve the beauty of our nights, we kindly ask all guests to adhere to the dark sky ordinance, enabling stunning stargazing experiences. Additionally, please maintain quiet hours after 9 PM to ensure harmony with our amiable neighbors, allowing everyone to relish their stay to the fullest.

Our home is located 1/2 miles down a dirt road. 4x4 or AWD is highly recommended in the winter, due to potential for snow storms. Tire chains are highly advisable as well.

Please note: there are security cameras located on the exterior of the property to aid with safety when the home isn`t rented.

Our home does not have A/C, as it is not generally needed in Flagstaff. The bunkbed room has a mini split system, which does heat and cool.

Quiet hours go into effect at 9pm. Please take all festivities inside at that time and turn off all non-essential exterior lights, to preserve the beautiful Dark Sky of Flagstaff. We understand everyone likes to have a good time, however, please be conscience of our neighbors during the evening hours.

Our entire home is open to guests except for any locked closets.

We are available for you 24/7! We will be available as much or as little as you need us.

Snow removal will be provided when 6 inches or more of snow has fallen.

Some amenities may not be available in the winter like fishing. Certain amenities will require waivers and additional fees, i.e rock climbing wall. Under no circumstance is anyone to use the rock climbing wall without a representative from Property Management 48 on site.
2 well behaved dogs are allowed with a $100 non-refundable pet fee per dog. Please pick up after your pets.

Quiet hours go into effect at 9pm and end at 8am. Please help keep us in good standing with our neighbors by adhering to this rule.

Please turn off all exterior lights that are not absolutely necessary by 9pm.

Please note, additional cleaning fees may apply for the use of confetti, glitter, silly string, markers, paints, stickers, or any similar items that can stain or leave residue. these items are not permitted inside the home or on outdoor furniture.

extra charges may also apply for unapproved gatherings, smoking or vaping anywhere on the property, pet waste not cleaned up in the yard, excessive trash or spills, or furniture moved and not returned to its original place. late checkout without prior approval may also result in a fee.
