Other Things to Note:

NO SMOKING INDOORS: No smoking inside the home! It is prohibited. Any smoking evidence will result in a fee for odor removal, duct cleaning, and furniture cleaning.

NO PARTIES/EVENTS: We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits. Therefore parties or events of any kind are prohibited. Any excessive noise violations can result in immediate termination of the booking as well as any damages will be passed onto the guest. Gatherings of more than 16 people—including both overnight guests and visitors—are not allowed.

LATE CHECK-OUT FEE: Our standard check-out time is 10:00 am. In the event that you require a late check-out, you must seek prior authorization. This is necessary as we usually have guests checking in the same day and our cleaning team requires enough time to prepare the house for our next guests. In the event that you check out after our standard check-out time without prior authorization, you will be subjected to a late check-out fee of $150.

EXTRA GUESTS: After the 10th guest an extra guest fee of $25 per person per night is automatically applied to your reservation.

PETS: While we love your furry family members, pets are not allowed at Villa Moderna.

POOL CLEANING: Pool cleaning company comes once a week usually on Monday’s in the morning so please don't be alarmed.

OUTDOOR POOL: Please note there is no lifeguard on duty and we ask that all guests enjoy the pool responsibly. The property owners will not be held liable for any pool-related accidents, drowning, or bodily harm/personal injuries. No diving is permitted. No glass/food is permitted in or near the pool. Two children’s life jackets are available to use at your own discretion.

SMART LOCK FOR QUICK ACCESS: Our home is equipped with a front door Smart Lock that is designed for both security and convenience. Allowing you to easily check in and check out of our home without fumbling with keys. The device is also tamper-proof, so you can rest assured that your home is safe from intruders.

BUGS & CRITTERS: Please note we routinely spray the property for bugs and insects, however if you do come across any little critters please keep in mind that Florida is a sub-tropical climate and this can be common. To help prevent this, please be mindful of keeping doors closed.

BATHROOMS: Please only flush toilet paper in the toilet. Please do not flush baby wipes, cleaning wipes, hygiene products or trash of any kind to prevent clogging. Evidence of doing so will result in a repair fee for any related issue.

CAMERAS: We have cameras on the property for your safety and protection. All cameras are triggered by motion at which time they actively record video and noise. There are NO cameras inside the entire home. None of the outdoor cameras face the pool or majority of the backyard. You have total privacy indoors and in the main areas of the backyard. The cameras are placed as follows:
- There is a doorbell security camera located next to the front door facing the front landing, driveway and street for exterior security purposes.
- There is a security camera on the side of the house facing the driveway to monitor the pool and garden equipment as well as detect intruders entering the backyard.
- There is a security camera at the back of the yard facing the mini golf area and alleyway to detect intruders at the back gate.

NOISE: The home is equipped with two noise alert monitoring systems in order to ensure that neighborhood noise levels are respected. One monitor is inside the living room and one is outside close to the pool. The noise alert devices do NOT record any audio or video. The system monitors the noise level (measured in decibels). The system sends automatic alerts to hosts, after the host is notified of any noise alert in the property or in the outdoor area, the host will notify the guest. If a guest is not complying, the host will notify Vrbo and local authorities. We Respect our neighbors as part of our Vrbo community. We appreciate your collaboration.

SCREENING / ID VERIFICATION: You will be asked to complete guest verification through a third-party provider, Truvi. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so within 48 hours of booking to secure your reservation. You will also be given the choice between a small security deposit or a non-refundable damage waiver.
