LOCATION - 1.5 miles north of Main St.
HOSTS - Quiet, private home to yourselves but there is a separate two-story cottage at the rear of the property that may be occupied during your stay
SLEEPS - Up to 8 people in 4 bedrooms; 1 king bedroom & 3 queen bedrooms
BATH - 2.5 baths; one bath has a walk-in shower & the other has a tub/shower combo. There is a half bath in the pool room.
KITCHEN - Fully-equipped & well stocked kitchen with a Keurig coffeemaker, sous vide & soda stream
BREAKFAST - None; coffee & tea provided
AMENITIES - 55” Smart TV with Cable TV, wood burning fireplace (some wood provided), game room with pool table that converts to a ping pong table or dinner table with bench seats & a dart board, poker table, covered pool & large hot tub located inside a screened in porch with pool seating, grill prep station & 2nd refrigerator, charcoal smoker & grill, fully fenced yard, newly installed tankless water heater in the house, washer & dryer

Up to two dogs are allowed but there is an additional nightly pet fee of $54/dog/night (before tax). Due to the fact that VRBO does not allow us to charge for more than one dog at the time of booking, please notify us at the time of booking if you'll be bringing multiple dogs. We also ask that you crate it in your absence from the house, do not allow it on any of the furniture or beds, do not allow it in the pool area, and pick up and dispose of its waste appropriately. If these rules are not followed, there will be an additional $200 charge added to your reservation.

Please be aware that the house has security cameras on the front porch, lamp in the front lawn, back porch, and storage building.

- Observe the City of Fredericksburg Quiet Hours (10pm to 7am in residential zones). No music of any kind after 10 pm.
- The City of Fredericksburg is a Dark Sky Community with outdoor lighting restrictions. All outdoor lighting is encouraged to be turned off when no one is present to use the light.
- Observe the designated on-site and off-site parking spaces.

Great Family Vacation Spot

My husband and I spent a long weekend here with my family. There were 5 adults and three toddlers. The house really does have everything you may need plus lots of activities. The pool was very large going from 3ft to 8ft. The hot tub was a nice bonus. There was ping pong, a pool table, darts and a cards table. The house itself was big with lots of space to sit together for a movie or eat together at the dining table. Communication with the hosts was always SUPER fast and easy. Rules were simple. Neighborhood was quiet. We cannot wait to stay here again!

Absolutely fabulous Place!

This property has it all, amazing layout, entertainment, cozy and clean. We almost cancelled our plans of going out to tour the wineries because the property was just so accommodating. From entertaining, relaxing, tidy and just so cozy. We have put this on our list to re-stay next year for our annual wine weekend trip with friends and family! Simply beautiful.

Perfect getaway

We had an amazing time and the property was exactly what we wanted. The only suggestion I would offer for rental properties is for the management company to track when the property is leased and to communicate this to the entity that cleans the pool and ensure that they arrive to clean the pool in plenty of time to be finished prior the renters arrival and never during their stay as that intrusion takes away from what we are there for and interrupts what we paid for. Otherwise had a wonderful time.

Perfect quiet getaway

Lovely home. Nicely furnished. The indoor pool house was a nice way to escape the bugs. The hot tub was a nice amenity as well. Everything exactly as advertised. The kids love the billiards, ping pong and bumper pool games. Beds very comfortable.

A Vacation within a Vacation

Where this house seems a little bland on the outside, it makes up for that in spades with an incredible interior that feels both classy and rustic. Kitchen is beautiful. Beds are high quality. Lots of nice touches everywhere. The covered swimming pool minimized sunburns and provided our group a very welcome and cool dip after a hot summer day shopping in town. We enjoyed the hot tub too when unwinding in the evenings. The billiards and ping pong table and dart board added to the fun. It was great having so much to do at the house in-between our adventures to nearby vineyards, restaurants, and stores. We were only 4 to 8 minutes away from most places in Fredericksburg. Even though there are some neighbors around this house, the property provides a very private experience. Backyard is fully fenced in too.

All the little things

Great property. Location is perfect. They had all the little things you don’t think about. Earplugs, hair ties, chargers, small tools, a pantry with all the basics. Soda stream and keurig. We all really enjoyed our stay. Beautiful house. Very inviting. It took minutes to get to Main Street. Loved it. Will stay again.

Could've been

I titled this could've been because that's exactly what this VRBO is a could've been really great. The location, cleanliness, and even communication up until check in were wonderful. The house itself was great, however, the owners have been terrible to us. We asked before hand to make sure the pool was heated. We had several VRBO options we were considering and ONLY went with this one because of the pool. Again, before going verified to be 100% and messaged them to confirm the pool is heated and was told yes. We arrive and the first thing we do is goto turn on the heat so we can use the pool asap. We can't find a heater and it didn't appear to have one. Upon reaching out and waiting on someone to get back to me it turns out that nope it's not heated. We were all extremely let down because this was a HUGE part of our weekend. We had pool games and everything arranged for the stay. I expressed my disappointment and was told they'd refund $200 per night back to us. We got home and I reached out to inquire about the refund. I was given the run around for 2 1/2 weeks, barely getting replies. After this time was told I'd get a refund for $239. I let them I know appreciated them tending to the issue but this is not what were told AGAIN and asked why that amount and for more info. I have been messaging them for over a week now with not one single reply. We left the house in great shape cleaned up as we had previously for properties, although there were not specific clean up instructions we still took the liberty to make sure it was very well cleaned. The entire process has been HORRIBLE and despite the property being nice I would never recommend staying here due to the extremely poor customer service and lack of concern for their clients. I NEVER have wrote a bad review on anything I don't think and did not want to on here. I assured them I would not if they'd honor their words but after what had almost been a month of dealing with this... we are extremely upset. We also were charged the full amount at booking opposed to the first payment and were told it was a mistake on their end. We didn't mind and moved forward only to realize this would be the setting for the entire course of doing business. Good luck to the next guest; don't plan on using the pool unless it's hot and should you need anything they don't want to take care of you won't hear from them!

The BEST time!

We could not have picked a better place for our group of 8 (4 adults and 4 kids). The kitchen was fully stocked and had everything we needed. We all had a blast playing in the pool (it was heated to the perfect temp for March) and relaxing in the hot tub. The kids played countless games of darts! The house was located in a convenient location and made it easy to get to wherever we were going. We really enjoyed it!
