The Space:

Tucked within the picturesque landscape of the Texas Hill Country and surrounded by the tranquility of the spring-fed Pedernales River, the Primrose Cottage is one of six delightful accommodations on this scenic property. Its architectural highlights include vaulted ceilings and a spacious front porch, setting the tone for a serene retreat.



The cottage is thoughtfully equipped with a full kitchen, providing guests with the convenience of preparing meals during their stay. Additionally, it features a private hot tub, offering a luxurious and relaxing escape.



Accommodations at the Primrose Cottage include two bedrooms, each furnished with a comfortable king-sized bed and its own en-suite bathroom for added comfort and privacy. The cozy living room is complemented by a queen sleeper sofa, providing additional sleeping space if needed.



The riverside location allows for various outdoor activities, such as kayaking or floating on the gentle waters of the Pedernales River. Guests can explore the riverside walking trails, carved out amidst the natural beauty and wildlife of the area, or simply unwind and absorb the tranquility of the hill country setting.



The waterfront oasis is adorned with hammocks and swings, offering inviting spots for relaxation while immersed in the scenic surroundings. Bordering the property are neighboring ranches featuring photogenic horses, goats, sheep, donkeys, and llamas, adding to the charm of the rustic landscape.



Ideal for gatherings, a spacious covered pavilion equipped with comfortable furnishings, a bathroom, and a backdrop wall serves as a perfect social space. Guests can capture memorable moments against the beautiful backdrop or engage in board games, surrounded by the serene countryside.

Pet fees & rules:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.

-Pet fee(s) of $75+tax will apply in addition to the nightly rate.

-Maximum of two dogs allowed with a combined maximum weight of 50 lbs.

-Please keep your pups leashed outside and clean up after them.

-A separate pet waiver must be signed.

-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

For a more flexible and relaxed wine-tasting experience, the 290 Wine Shuttle provides a convenient way to hop between wineries, departing from downtown Fredericksburg and making stops at select wineries every 10 minutes on Fridays and Saturdays.

Main Street serves as the heart of the action in Fredericksburg. With over 150 shops, boutiques, and art galleries, visitors can peruse a wide array of unique offerings. 4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)

12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
