When you book the Seawall Perch, you are booking our home away from home, and the view will take your breath away. You will be on the privately owned condominium side of the San Luis Resort Beachfront Hotel Spa and Conference Center. Key access is required at ALL entry points for added security. Directly from the condominium elevator, you can walk into the hotel lobby. You can shop, swim, eat, enjoy a cocktail, relax, walk down the Seawall, go to the beach, and even work out. You can enjoy all the San Luis Resort has to offer, including room service! Phydias is our resident macaw. He has been living at the hotel since 1991. He enjoys socializing with guests and giving "hello" and "goodbye" greetings. Meet him on your next visit!

Our stay was enjoyable with a few issues. The condo is very cute but does need some updating and fixing up. I did let the host Tricia know so hopefully they will get fixed ie lights in kitchen didn’t work, balcony furniture was too rusted to use off bedroom, kitchen missing some useful items, etc. Not earth shaking issues but inconveniences. They already knew about need to fix shade in bedroom, and bathtub issue that others had in their reviews and we knew going into it. Also, fob to open condo door didn’t work but key did. Host was planning on staying for an upcoming weekend so hopefully issues will be fixed. Condo has the potential to be wonderful. Nice location and great access to the pool! Would stay again if above issues are fixed. Trisha was open to my suggestions which I appreciated.

I struggle with this. The place is lovely, the colors and feel. Very well appointed as far as needs, towels (which are always needed) , super cute and San Luis is always a wonderful place to stay. My concerns lay with the AC which is huge. It is on its last leg and has been for awhile, It does not cool above 76 and with the sun coming in the deck it warms up very much. There are fans in the unit and portable cooling units which indicates the owners are aware of the issue. But they only circulate the warm air. The sun shade in the master over the glass doors was missing as well so there is zero blackout at night so plan on waking early to the sunrise. Previous reviews back to 10/2024 also indicate the very same issues. So, the owners know they need a new HVAC. They have a wonderful place to share so I do hope they upgrade it. We did make requests to fix it.

The unit was clean and had a great view. The chairs on the balcony off the living room need attention. The finish is worn almost completely off and the cushions should be replaced. The shower/bathtub is very difficult to get in and out of because of the height.Also need a bath mat because it was very slippery.

I’m going to start out on a high note and say that the pool on the property was the best part. The actual condo was easy to get to from the elevators and the view was nice. The bed in the bedroom was very comfortable. With all that being said, there were several bad things to point out. As son as we drove into the parking garage and up to the parking spot we were told to be in, someone was already parked there. We messaged the owners and asked what we should do at time about our parking and she never answered
 got up to our condo and the first thing we noticed was how warm the condo was when we walked in and that there were THREE random refrigerators. Took up quite a bit of room. Looks like one of them didn’t work, one was a temp before the new one came in and then there was the new one. I feel like that should have been figured out before having guest stay. By 9:30 we were trying to get the couch beds pulled out and made up for our kids to sleep on and notice they didn’t have sheets or blankets on them. Looked around the whole condo and never found any to use in the closets, cabinets or drawers. No where did it say that we had to supply our own so we were confused. We messaged the owner and she never responded! The hotel side didn’t help us at all and would not loan us sheets. I proceeded to message the owner about thirty mins later and she FINALLY answered and told us where a key to the owners closet was. Pull out beds very uncomfortable and it was BRIGHT in the master.

Fantastic getaway from the city!

We chose Seawall Perch for our yearly Spring getaway from Dallas. We've stayed at the San Luis hotel many times, so we were very excited to find a condo in their facility. Just having the hotel, with all their activities and amenities available, was all we needed to make our decision. Seawall Perch was a great find - perfect size for two adults, although a family of 4 would find it roomy enough also. The condo location itself is perfect - right along the middle of the complex, immediately adjacent to the hotel. There is a private parking garage for the condominium side, complete with an assigned parking spot right across from the elevator doors! As other reviews mentioned, initial access to the garage and building is a bit tricky, with a few steps to figure out, especially if you've not used the Lockly Home app before. However, the Host Tricia was very responsive to our questions and we got the hang of using the fobs, phone app, and wristbands quickly. Inside, the condo decor is bright and beachy. Having 1.5 bathrooms is a plus and the master bath has a fantastic soaking tub/shower combo. Two balconies provide a wonderful view of the San Luis pool/grounds, as well as the gulf across the street. The unit has had some cosmetic updates, but needs a bit more attention to general maintenance - nothing major. Otherwise, we would highly recommend this property and would choose it again next time we're in Galveston!

Valentine’s Visit

We’ve been long time visitors of Galveston and its restaurants for years. When I found out there was a pairing of The San Luis hotel and an option of staying in a condo on the same grounds, we were thrilled. We visited during Valentine's Day, it wasn’t great weather but that didn’t bother us too much. The condo was a great fit for us with a King size bedroom and 1 1/2 bathroom set up. We had a great size living area and kitchen. Then we had two private balconies with incredible views. Our host Tricia was very responsive, we never felt we were on our own. We had a couple issues during our stay that were out of her control. All in all it was a great trip. We will definitely stay at The San Luis Condominiums again.

Very Nice Stay

Condo was very clean and in excellent condition. Dishes, silverware, appliances, and utensils were well stocked ( although we hardly used since we took advantage of the great seafood to eat out). Grotto restaurant on site was terrific. IHOP right next door for breakfast. Getting in and out of the futuristic bathtub, however, was a challenge for showering. Communications with the owner was also problematic in several instances, but more of an annoyance than a serious issue. Would not hesitate to book again.

Great location!

The condo is in a very nice resort. The condo had a fantastic view. Very comfortable bed. The only issue was nowhere to hand up your bath towels. The condo needs a couple towel bars or several hooks. Not command hooks (looked like the previous tennant ripped it off the wall).
