Relax at this unique and tranquil getaway. This estate was architecturally designed & decorated. Situated on 5 acres of fertile land where you pick your own fruits and vegetables while exploring the trails that run throughout the property, landscaped professionally. Enjoy a huge heated pool and sauna while taking in the sounds provided by native birds. Good Waters Estate is centrally located allowing easy access to San Juan, many beaches, mountain activities, etc. All bedrooms have king beds.

Registered Guests and Security - The only people allowed at Good Waters Villa are those guests registered on the booking documents. We allow up to 6 DAY-guests and only when they have been previously identified to the owners via the app but never allow any additional overnight guests. Remember, quiet time is 10 pm. to respect the neighbors. We have security cameras facing the perimeter of the property and in outdoor areas by entrances. This temporary lodging agreement does not create a tenancy or residence contract.
OUR POLICIES:
Weight Regulations- While we are sensitive to conditions leading to overweightness, we must protect our facilities for all future guests. All our furnishings are capable of resisting weight encumbrances of up to 250 lb. per square foot. All persons exceeding 250 pounds must take precautions while using any of our furniture, hammocks, floats, canopy beds, etc. All damages deemed by Good Waters due to weight-related damages will be charged to you. Also, please DO NOT move house furniture, pool furniture, etc. from its original location
Power Consumption- Electricity is VERY expensive in PR. You might pay an average of .5 to 10. cents/ kilowatt where you live. We pay a whopping 40. cents/kilowatt. All we ask is that you turn off the AC units while not on the premises. Also, do not run any AC with windows or doors open. If this is done, the AC unit will freeze and become inoperable. A technician will have to be sourced, and this is not always easy. Feel free to contact us for light switch locations.
Working Farm- all farm personnel are far away from the villa and have limited access to the property. However, we do perform maintenance to our villa landscaping as well as to the pool. We always work closely with guests to coordinate any activities that require maintenance to limit any contact with maintenance personnel.
Towels/Sheets- We take great pride in offering the best quality sheets and towels for our guests. If washing, please wash with only white items. Also, please do not use our white towels to remove make-up, dirt or sunblock. These will stain permanently. Every room is provided with make-up removal towels. Also, please remove shoes while in the home.
Supplies- We do provide all basic household supplies for all guests and for average length stays but please be sure to refill for longer stays.
Smoking- Use of cigarettes, pipes, vapes, cigars, etc. is NOT allowed in the house OR under the covered terrace. We have two designated smoking areas poolside - there is a $500 smoking fee is residue is found.
Pets- We are great pet lovers but to maintain our properties fur/dander free for future guests, we must prohibit any and all pets from accessing Good Waters Villa. Please respect this policy. Failure to do so will sadly result in immediate expulsion from the property with no refund.

The signing party and all guests must abandon the house at the agreed date and time.
Safety-
Bar-B-Que- a large amount of backyard BBQ mishaps occur with improper usage of gas burning units. Please have ONLY an adult 25 years or older operate the BBQ unit. Turn off the gas supply knob after each use.
Pool- You must read and abide by the posted rules. Absolutely NO children under the age of 12 are allowed in or around the pool unless accompanied by an adult of 25 years or older. By reading this rule and accepting, you release Good Waters Holdings of any, and all liability.
Fireworks- Good Waters Estate lies within a forest and as such, we DO NOT allow fireworks of any kind on the property.
Pests- Mosquitoes, iguanas, lizards, ants and other bugs- You’re vacationing in the tropics, so some of this is part of our Island flare. Good Waters is a working farm. Let’s do our part by not leaving food or candies out in any area, including the bedrooms. Also, please take out the trash nightly to the receptacles at the remote garage area. All garbage must be placed into the bins using ONLY the white garbage bags and must be sealed or tied. Thank you for this!
Locking up- While Good Waters is in a safe area, behind locked gates and the property is protected by perimeter cameras. All windows and the four main doors should be locked at night or when not on the property.
Checking out- Check out time is 11 am. If there are no guests arriving immediately after your departure, we can arrange for a later check out hour if you need. Please let us know 48 hours IN ADVANCE if this is the case.
