BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 4 - The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

disappointing amenities and customer service.

The home is beautiful and the location is amazing. However I was quite disappointed with a few things. Our access code sent by text, to allow us to get into the home was wrong. We would have waited over 2 hours to get into the house but luckily there was an unlocked door. The house has a small pool that we were unable to heat(we stayed in October). The info listed the house having a grill, it was tiny and had never been cleaned. We had to buy a grill in order to grill steaks. For the price that I paid for our stay, I would have expected better. I paid a host fee but never received assistance from the host.

Special birthday

House was very nice, comfy beds, well equipped kitchen. Quiet but not far from town. Extra fridge was a big help! Beach view was nice across the street. Houses were fairly empty so no problems going through the allowed gate to get to the beach. Many of whom were staying here were in their 70’s, so a longer walk then we had imagined. If the beach experience is what you were looking for and you are older, this may not be the right choice for you. The few that did visit the beach loved it though! Many small shells the day after stormy weather. We all had a wonderful time! We really enjoyed the large deck overlooking the lagoon! To cold to enjoy the small pool. We had a great experience here and we would return. Sunsets were so pretty sitting on the deck!

Thanksgiving Holiday

This house was perfect for our large family to spend a non traditional thanksgiving holiday getaway at the beach. Clean, spacious, and all the amenities we needed. I do wished the heated pool would have been working but everything was great. Thanks for the great stay!

Nice location but issue with beach access

I booked this location due to its proximity both to the lagoon and to beach access across the street. We were told, very clearly, by Beachball that we had beach access through a shared gate at another Beachball property. The first couple days of our stay were fine with the access but two days before we were supposed to leave, we were harassed by the guests staying at the property across the street on the beach side. We explained that the access was shared and that Beachball gave us the gate code and let us know that is the access we were paying for. The guests across the street started yelling and becoming more hostile. We separated from that situation and weren’t comfortable returning to that access the rest of the trip. We notified Beachball who said they told the guests across the street that the access is shared but it seemed as if Beachball never notified those guests ahead of time. Beachball wasn’t open to providing any compensation even though we didn’t use the beach access for the remainder of the trip. I would be wary of booking a non beachfront property if you are concerned about confrontation with potential shared beach access.

Wonderful

This place was wonderful! The house was beautiful and clean and the view was amazing! Beds were comfortable and kitchen had plenty of cooking equipment! Loved having 2 fridges so we could put all the drinks in one and food in the other with such a large group. The walk to the beach was easy but the house we shared with wasn't happy with us using it (gave us dirty looks and stares), even though we were respectful and stayed where we were supposed to and was quite. We also had some trouble with the internet constantly going out, which made the tvs not work (the tv upstairs never worked) and trying to get little ones to settle down for naps was a little hard without them having the distraction to sit down. The pool was perfect for after the beach for kids to play in while we made lunch and great for nighttime swimming! The dock doesn’t have lights which would have been nice to have for nighttime fishing. Overall we had a great time and would definitely stay there again and was definitely one of our favorite houses!

My family loved everything about this property. There was plenty of space for everyone and the views of the lagoon are beautiful. It was only a short walk across the street to the beach. It was very easy to access. There was plenty of space for the kids to play outside which was great. We had no complaints about anything and would love to stay here again!

Great property!

This truly is an amazing property for multiple Family staying there. There’s tons of room to spread out and a really awesome space upstairs for kids. The view into the lagoon is awesome. And the beach just a short walk away. This property management company goes above and beyond to make sure everything is covered and any issued we had they dressed immediately. Like a hot water heater went out and they came that evening to fix it and the next morning to follow up. Very impressed with this company.

House was designed perfect for a large group. Plenty of space. The dock wasn't finished but would be a wonderful hang out space. The weeds from the back yard to dock were a little high. The small pool was wonderful to retire to at the end of day. An infant bed and high chair would be handy. Family time was at its best. Thanks for sharing your place.

Perfect getaway!

Cannot say enough nice things about this house-- it was the perfect getaway for our little 'pandemic pod' kids and a few close friends. The pool was perfect and the view of the lagoon from the deck was so serene and relaxing, and the indoor living space was a great open space where everyone could be together, even whole some were cooking, others were watching TV, or just enjoying a glass of wine at the bar or dining table. And beach access was quick and easy thanks to the house across the street. Do not hesitate to book here! I'm sure our group will be back.

Great house! Stay here! You won't regret it!!!

This house had plenty of space for everyone and the location was great! It was not crowded at all where the house is located and therefore the beach was not crowded. The beach access is across the street on the side of another house over a small sand dune. Took five minutes to get to the beach. The beach itself was spectacular! The house was gorgeous! Nicely decorated and very up to date. The top rack of the stop would automatically slide out, so it was difficult to bake things without fearing of getting burned by the top rack but we managed. The best part was the amazing views of the lagoon! It would be perfect if they added a Tesla charger underneath the house and had better pillows. Nobody liked the pillows, but that is an easy fix! We would definitely be back! I highly suggest renting this house!!!

Rental was absolutely beautiful. Very spacious. Pier was excellent for our grandchildren. Access to beach was right across the road. There was a leak in one of the bathroom faucet. I contacted Prickett and they sent repairman quickly and replaced faucet. Awesome response to issue. Kitchen well stocked. We would most definitely stay here again. I forgot some clothes in the closet and contacted Prickett when I arrived home. They assured me they would ship them ASAP.

Ready to book for next year!

The house itself was clean and comfortable with plenty of room for our family of 11. I have nothing negative to say about the house or the location! Beautifully decorated with comfortable beds and furniture. The pool was perfect for our group of kids and several of the adults enjoyed it also. The size of the porch was perfect and we loved having a pier for fishing and the convenience of beach access just across the street. The sandy bottom bay was great for kids to catch hermit crabs and we liked feeding George (the blue heron that seemed to show up everyday to hang out at the pier and neighboring piers) any fish we caught that was not needed. Only negative things we noticed about the property were remnants of shingles, concrete, broken glass bottle, and rusted nails scattered throughout the backyard and nails through the front/side yards. Assuming these are leftover from the recent construction of the home/pier but seems like it would have been cleaned up before renters were allowed on site. We picked up a lot of the nails in the areas we played in but there were many more left. Can’t wait to come back to this house. ❀

House and property were excellent. The pool is small but met our needs. The only negative is the grill was not cleaned and the beach access is not marked in any manner and the people whose property we had to cross were not very nice.

Great get away

We had a wonderful trip! The house was perfect! Neighbors are close and can be loud. Neighbors dogs would use the yard as the litter box. But the actual house was perfect.
