Newly renovated pond front home with central A/C and Wifi! Welcome to Poppys Pond where your Cape Cod adventure starts! Enjoy panoramic pond views from every room - access Joseph's Pond which is part of the desirable Great Sands Lake area of Harwich right from the back yard! This family friendly home has plenty of space for all including a fully equipped kitchen, dining area and amazing sun room with TV to relax. A Sunfish Sailboat, Stand Up Paddleboard, Adult Kayaks (4), Child Kayak (1), and a canoe are available to use on the local ponds!

Poppy's Pond has been the source of many wonderful memories since 1983 when our parents built it. Each year we have added improvements by way of renovation and upgrades to continuously enhance the property. The biggest attraction to 35 Vacation Lane is having Joseph's Pond literally in the backyard. You can swim, fish, (great Bass fishing), canoe, kayak and sail from your own private beach. You are also close to several Ocean Beaches, Striper and Tuna fishing, the Cape Cod Bike Trail, award winning Cranberry Golf Course, nearby Chatham shopping, band concerts, CC Baseball League games and extensive choices for dining out.......so Enjoy!

Let Us Tell You About This Home:
As you drive through this family friendly neighborhood note the association beach entrance at the beginning of Vacation Lane - a quick walk from the home and perfect for lazy days at the pond.

Enter the home through the front door right into an open living room.

Recently upgraded with Central A/C, the first floor is controlled by thermostat on wall going into dining room. You'll find mini-splits in the sun room and upstairs bedrooms.

To the right is a newly renovated half bathroom for your convenience. To the left is Bedroom #1 with a twin trundle bed. A perfect room to snuggle in the pillows and play a video game or read a book. Perfect for two children!

The living room is welcoming with comfy couch, two swivel chairs which make gazing at the pond very easy and a flat screen TV for watching late night movies as the tree frogs serenade you from outside.

Take a minute to be captivated by the view through the sliders showing the lake front. The brick hearth with stove/fireplace anchors the room (not for guest use). The built in shelves and cabinets are lined with Cape Cod finds.

Bedroom #2 is off the living room with a beautiful view of the pond. King Bed and an ensuite full bath (Bathroom #2) round out the amenities in this main floor master bedroom. Office space with desk and chair for those that want to check emails or update their summer reading list - makes remote working / learning worry free.

Open concept living continues as dining room opens to kitchen. Dining room has seating for 6. This opens to the amazing sunroom with cool slate floor, curved windows and ceiling and slider to patio. Comfy furniture and another TV make this a great gathering room for the family as your plan the day's events.

Kitchen has stainless steel appliances - microwave, dishwasher to make meal planning easy. The marble topped island with three stools adds more seating to keep the conversation flowing as lunches are prepared for the beach!

Laundry room off of kitchen with washer/dryer and side by side utility sink leads out to garage where you will find water sport items and beach chairs.

The inventory of water sport items has been upgraded with the addition of two new Kayaks and a (nearly) new Sunfish Sailboat that offers fun for both the novice and expert sailor. We also added a standup paddleboard which is a terrific exercise opportunity as well as a great way to sightsee around Joseph's and Buck's Ponds. So, in addition to the Sunfish and Paddle Board, we now have four adult kayaks, one child's size kayak and a canoe, (great for fishing). Please use at your own risk - the use of lifejackets is mandatory while enjoying all water craft. An assortment of lifejackets are available in the garage.

The patio which can be accessed from the living room and sun room has a table and umbrella and gas grill - ready for outdoor dining! The two person, love seat overlooking the pond is the perfect place to whisper sweet nothings as the sun sets. The outdoor shower - a Cape Cod tradition - is particularly refreshing on hot days.

On the upper level you have Bedroom #3 with two twin beds, ductless A/C and ceiling fan. Bedroom #4 also has two twin beds, ductless A/C, ceiling fan, and double closets. You'll find Bathroom #3 - a full bathroom with a glass enclosed walk in shower.

Max parking of cars at property: 3 plus one car in garage - No parking on lawn anytime.
Fireplaces are only available for use in the winter months with advance approval from owner.

State and local taxes are charged if applicable.
For Reservations made over 60 days away, you will make two payments - 50% initial payment with reservation and the final balance will be auto billed to your credit card 60 days prior to arrival. We accept Mastercard and Visa for payments.
A confirmed reservation is non refundable--please consider purchasing trip cancellation insurance. Ask our guest specialist for more details regarding cancel options and trip insurance.
