“Southern Charm” Home 4-bdrm, 4-bath on Isabella Golf Course!

Welcome to Southern Charm at 43 Campana Lane, HSV! 4 bdrm, 4 bath. Sit on the front porch in the LL Bean rocking chairs looking at the trees, birds, deer, etc. Grab an iced tea or coffee, a good book, and you will feel right at home. Sometimes you will smell the two Magnolia trees as they blossom. Sit on the back patio which overlooks the lush green Isabella Golf Course #6 Pinta hole and water pond. Want to save $$, my prices are lower than others around this area.
This 3300 sq ft home was my personal residence until a few years ago. This place boasts wood floors, cathedral ceilings, crown moldings, fireplace (turned on during winter months only), separate dining room (as well as eat-in kitchen table), laundry room, office/game-room.
4 Bedrooms total: main floor has 3 bedrooms, EACH with their own bathroom. The KING bedroom ensuite has a separate shower and a jetted bathtub, his-her sink areas. The other 2 bedrooms each have a QUEEN bed and your own bathroom. All of our mattresses are newer, high-quality mattresses to provide you with a good nights sleep

For larger groups, we unlock the upstairs which also has 2-twin beds and 1-Queen bed, and full bath which has a shower. There is also a desk area for kids to draw or color or even an adult who might need to get some work done. This room also has a TV.

We also have a private office on the main floor for those that need to do some work with visiting. We have high-speed wireless internet (1gb) and hi-def cable TV. In the office with glass doors for privacy, we have a desk-chair, there are also 2 chairs for reading. The cabinets have plenty of games / puzzles. Also in the living room we offer 50 DVD movies for your enjoyment.
The kitchen is fully stocked with everything needed for cooking. Plenty of dishes, pots-pans, 2-microwaves, 3-coffee pots. One 12-cup Cuisinart w/coffee & filters provided, Two Keurig single cup brewers - bring your favorite flavors of K-cups. A Gas BBQ is available outside on the deck. The driveway is extra long and flat for easy in/out parking. (No garage parking please). The large laundry room has newer high-efficiency washer & dryer.
The newer furniture and décor hopefully make you feel that you are staying in a well taken care of home.

Looking for things to do? The Visitor book on the coffee table has flyers with area places to go, things to do, our golf courses info, our HSV churches, 15+ Restaurant menus, and other pertinent information (Grocery, Post Ofc, Police/Fire, etc).

We are near 4 different golf courses (Isabella, Granada, Magellan, PonceDeLeon), minutes to Lake Balboa; the largest lake in the Village. Rent pontoons, kayaks, fish, swim at the sandy beach area or sunbath. HSV also offers 22 miles of hiking trails (see map), Pickleball courts, indoor & outdoor swimming pools, tennis courts, miniature golf course, archery and more, all of which visitors are allowed to use for a small fee.

The famous Hot Springs National Park area has the famous bathhouses, shops, Oaklawn Racing & Casino, Magic Springs Water Park and much more. Hot Springs is roughly 18 miles south of Hot Springs Village.

Outside the west gate of HSV, we have a nice bowling alley with some pool tables, and arcade games for kids. Other local things to do are Crystal Mining, Magic Springs Amusement & Water park, Garvan Botantical Gardens, Duck Tours, Skytop lookout tower, horseback riding, go-karts, escape room, Axe throwing, Mosaic Madness, Maxwell Blade magic-comedy family-friendly show, famous Bathhouse Row and lots of shopping!

We are a NON Smoking (all types) Property (inside/outside) and NO Pets are allowed. This property also has outside security cameras for safety & also to see who enters/exits our home. We ask that the number of guests who plan to be here, are paid for at time of booking. Note: Guests are not allowed to have other outside guests at the property without prior owner approval. Our gates are man-security and there must be a guest reservation on file with them, or they won’t let anyone inside the gates, Evidence of any smoking and/or pets, or extra unpaid guests will forfeit your deposit.

For a small fee, we do offer early checkin or checkout when approved - just ask.

We welcome Snow Birds from the North, who like to come down during the cold season. Ask for monthly rates! BIG discounts.

We provide a “starter pack” of toiletries (toilet paper, paper towels, napkins, Kleenex, Coffee, shampoos, soaps, etc), however if you stay more than a few days (4-5) you might need to replenish while staying.

If you decide to book, please note that you will receive a text from me to your cell #, roughly 48 hrs prior to arrival which will provide you with directions, gate passes for your group, front door code, and other pertinent information.

POA rule: Any boats, trailers, motorhomes are only allowed to be parked in any driveway for 72 hours. Fishing is not allowed on golf course ponds. Playing around on the golf course is prohibited. No loud noise or music outdoors after 10pm.
