THE SPACE
Welcome to your Flamingo-Themed Family Oasis in Katy—a vibrant, fully-stocked 4-bedroom home designed for groups and multi-generational gatherings. With two spacious living areas, a chef-ready kitchen, heated pool, fenced backyard, and upstairs entertainment area with air hockey and arcade games, everyone gets their own space while the whole family stays connected.
The home radiates fun and personality. Playful flamingo decor delights the kids, while thoughtful touches—a primary bedroom with ensuite bathroom, quality linens, blazing fast Wi-Fi, complimentary coffee, and fresh bath essentials—make every guest feel genuinely welcome. The fully equipped kitchen is genuinely ready to feed 12 people without the restaurant bill. Prepare full breakfasts, cook group dinners, unwind together—this kitchen has everything: refrigerator, freezer, gas stove, oven, dishwasher, microwave, drip coffee maker, blender, baking sheets, dishes, silverware, and wine glasses. A dining table seats the whole crew for family meals, and multiple living areas give you flexibility: eat together, or let subgroups settle into their own zone. Guests rave about being able to cook all meals in-house and still have plenty of room to move around.
POOL & OUTDOOR SPACE
Private, oversized heated pool—the centerpiece of most guests' stays and the reason kids beg to come back. The pool is available year-round and open 24 hours. Pool heating is available November 30–April 1 with a 3-day minimum (pricing at cost, no markup):

• Each degree above 82°F: +$10/day

Guest Support and Communication Policy
We want your stay to go smoothly, and we're here to help every step of the way.
Primary communication hours. Our team is available to respond to inquiries between 8:00 AM and 10:30 PM CST.
Response time. You can expect a reply within 30 to 60 minutes during these hours.
After hours. For urgent or emergency needs outside this window, please call us directly through the platform app.
Neighborhood and Peace of Mind
We love our quiet residential community, and we know you will too. To keep the peace for everyone nearby, please observe quiet hours from 10:00 PM to 8:00 AM. This means no outdoor music and no pool use during that window.
Pool Safety
Your safety comes first.
Swim at your own risk, no lifeguard is on duty.
Guests under 14 must be supervised by an adult at all times.
Please keep the safety fence latched whenever the pool isn't in use.
For safety on the pool deck, please stick to the plastic cups we provide instead of glass.
Pets are welcome on the property, but they're not permitted in the pool.
Pet Policy
Approved pets are welcome for a $75 fee per stay. Please clean up after your pet so we can keep the property in great shape for the next guest. If pet waste is left behind, an additional cleaning fee will apply.
Your health and safety matter to us just as much. Every home goes through an enhanced deep clean between reservations, with extra attention paid to frequently touched surfaces.

Early Check In and Late Check Out
We'll accommodate flexible timing whenever our cleaning schedule allows. Message us 24 hours ahead so we can check availability. Guaranteed early access comes with a fee to cover the adjusted cleaning shift.

3 or more hours early (1 PM or earlier), full nightly rate
Late Check Out Options (subject to availability)

These fees cover the adjusted cleaning routes and any extra labor needed to have the home ready for the next stay. Just message us at least a day ahead of your arrival or departure time, and we'll confirm with the cleaning team once they're on site.
Unauthorized late checkout. Any guest or belongings remaining on the property past the scheduled checkout time without prior written approval will be billed $50 for every 15 minutes over, with any partial 15 minute window billed at the full rate. For example, 1 to 15 minutes late is $50, and 16 to 30 minutes late is $100.
We make it easy to find a place you won't want to leave, and we're here to make sure your stay is nothing short of wonderful.
Our nightly rate is based on a 6 guest occupancy, so for each additional guest beyond 6, up to the home's full capacity, an extra $20 per night applies.
OTHER THINGS TO NOTE
Pool rules:

▪No children under 14 allowed in or around the pool without adult supervision
▪Pool fence should be installed in place at all times and guests should ensure the gate is closed
▪No glass in the pool or on the surrounding pool deck
▪Be considerate of neighbors—no yelling or other loud noises
▪No animals allowed in the pool
▪No running, pushing or other dangerous horseplay
For longer stays we have someone that comes weekly to take out the trash.
