Convenient parking for up to 4 STANDARD SIZE cars ensuring that all your guests can easily come together and enjoy this remarkable retreat. *PLEASE NOTE*: We cannot except any oversized vehicles or any vehicles that cannot fit either in the garage or driveway, if you park on the street (any vehicle), you may be fined by the HOA and you will ultimately be responsible to pay these fines.

HOA Rules & Fines
Guests must follow all HOA rules, including parking, noise, and speed limits. Any fines issued by the HOA due to guest actions are the guest’s responsibility. The guest agrees that fines may be collected through the booking platform’s Resolution Center or any method permitted by the platform.

IMPORTANT: You are not permitted to use the lake. This regulation is set by the Homeowners Association (HOA), and it applies to all guests.

*If for any reason the home owners are fined for breaking this rule (or any rule set by the HOA) the guests will be responsible for payment.

We kindly ask you to keep in mind that you are staying in a residential property rather than a hotel. If you encounter any issues or concerns during your stay, please notify us right away, and we will do our best to address them as soon as possible. Your satisfaction is our priority, and we are committed to ensuring your experience is pleasant and enjoyable.

For safety, please stay out of the basin beneath the infinity pool — it is not for swimming, and we will be held harmless for any injury resulting from misuse.

- POOL & SPA HEAT: We provide free pool heat up to 85 degrees. You can increase the temp to 100 with the push of a button.

-For guests with no reviews, we do require a $500 refundable deposit. It will be refunded after your stay and once we have determined that all the house rules were followed and nothing was damaged during your stay.

-We have a pool cleaner that comes twice a week.

-Pool heat is pre-heated 24 hours before your arrival and it maintains heat from 7AM - 7PM, which would be perfectly warm through the night

DAMAGE INSURANCE FEE: All reservations are subject to an $89 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.

Guests who cancel within the applicable cancellation window will receive a full refund, minus any transaction or processing fees charged by payment platforms or software providers.

All bookings made during Coachella, Stagecoach or other festivals will require a $500 refundable deposit. This deposit will be returned to you after you check out assuming there’s no damage or broken rules during your stay. If you choose to cancel your reservation prior to checking in, the $500 deposit will not be refunded. The remaining balance of the reservation will follow our cancellation policy.

During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside.

PARKING: NO STREET PARKING AT ALL. We have room for up to 4 standard size vehicles, but all vehicles must be parked in the garage or on driveway *PLEASE NOTE*: We cannot except any oversized vehicles or any vehicles that cannot fit either in the garage or driveway, if you park on the street (any size vehicle), you may be fined by the HOA and you will ultimately be responsible to pay these fines.

*Outdoor cameras are present and are triggered by motion.

Palm Springs Vacation Rental Rules (per the city):

1) No music or sound is allowed outside at any time (including TVs, phones, radios, or any device).

2) Sound from inside the home that can be heard outside is also not allowed.

3) Quiet hours are from 10pm to 10am; please go indoors or keep voices very low if outside.

4) Voices carry easily due to the quiet neighborhood and surrounding mountains—be mindful.

5) Keep pool noise and activities at a reasonable level—no excessive or prolonged screaming.

6) Noise complaints can lead to a visit from City Code Officers and possible citations.

7) Only one vehicle per bedroom is allowed; use the driveway or garage first before street parking.

Pool cleaners come every Monday and Thursday to clean the pool, in addition the landscapers come every Tuesday, so please don`t be alarmed if you see them during your stay..

MID-STAY CLEANING: For any reservations of 28 nights or more, we do require a cleaning every 2 weeks. This is at the cost of the guest and its $75/hr (minimum 2 hours) for cleaning. This will be collected after you book.
