Hemsin refers to the region in northeast Turkey to describe the people there as "always fun." Feast upon the stunning panoramic views of Cayuga Lake! This high-performance house is perched upon an Ithaca hillside and boasts four acres, a small frog pond, backyard forest and Black Diamond trail to explore. Driving time to downtown Ithaca is less than ten minutes!

COVID-19 UPDATE: Due to the coronavirus, we are taking extra care to clean and disinfect frequently touched surfaces (light switches, doorknobs, cabinet handles, remotes, etc.) before you check in. Additionally, we are fully committed to adhere to a new Cleaning Protocol and provided step-by-step guidelines.

Completed in 2017, this custom home is all electric, zero energy, and LEED for Homes Platinum certified. Every detail of this home was judiciously selected and measured against high industry standards for performance, environmental impact, and durability.
Some highlights of the home include solar PV, air-source heat pump for heating/cooling, exposed solid reclaimed red oak post and beams supports, 100% recycled content countertops with partial maple butcher block, dual flush toilets, LED lighting, etc. The dining room has built-in benches hugging a farmhouse table. Decor is modern with an industrial vibe and beautiful Turkish textiles peppered throughout each space.
There are 4 bedrooms, all medium to large in size. One of the bedrooms is accessible and located on the first floor and the other three are located on the second floor. Three rooms have a full size bed and the master bedroom has a queen sized bed. The house has 2.5 bathrooms.
The first floor has an open floor plan layout. The kitchen is connected to the dining room and living room, and is stocked with dishes, glassware, cast iron pans and pots, silverware, coffee pot (both keurig and stainless steel french press), and tea pot.
There is also a multipurpose room off the kitchen that has a built-in workstation and futon. The futon is smaller in size and could fit a smaller child or petite adult.
The house is accessible via long, curved crushed stone driveway with plenty of parking.
There is a motion sensor exterior light on the side of the house and will light up when you pull up near the house. This will provide light as you walk toward the entrance if arriving in the dark.
Outdoor patio area with BBQ grill, outdoor seating, oversized picnic table, trampoline, swings, garden, and frog pond.
Laundry room available in the upstairs bathroom and outfitted with an HE washer and condensing dryer. Just fyi, these units are smaller than the average washer/dryer units and will take longer to dry the clothes. We also have a drying rack to be used on the upstairs balcony.
There is a heat pump installed in the living room that supplies heating and air conditioning for the first floor. The bedrooms have supplemental electric baseboards. There is also an air conditioning unit serving the upstairs. Both of these units are central (one upstairs and one downstairs), air conditioning is not provided in each room.
Guest access
Guests have full access to the house. There is no basement or garage. Plenty of parking in the driveway.
The house is located 5-7 mins to Cayuga Lake via Taughannock Falls, 2 mins if going to Ithaca Yacht Club, 10 minutes from Ithaca College and Cornell University, Robert Treman and Buttermilk State Park in 15 minutes, and 20 minutes to Watkins Glen. Picturesque driving tours to both Cayuga Lake and Seneca Lake wineries and breweries - its a must!
An empire pass is available to use during your stay to visit any of the local state parks for free!
Other things to note
Internet - Unfortunately, there isn't high-speed internet infrastructure available on our street yet, but the house has wifi internet via a Verizon Hotspot (plugged-in upstairs room to the left). The hotspot works well, but the start-up can be slow, especially if you are streaming a movie. Internet is important and we are on the lookout for better connection options in the future.
We would also really appreciate it if you could please remove your shoes upon entering the home. This house is a gem.
