The Space:

Magia 22 was built with a unique combination of contemporary and rustic design. A home to commune with nature but with all modern amenities. We named our home Magia 22 as it truly incorporates the magic of nature -incredibly serene, encouraging a deep sign and instant relaxation.

Perched at the top of Kathikas mountainside, our home was designed to allow guests to get away from it all. A wall of large patio windows integrate this villa into the natural surroundings to take full advantage of the outside scenery while letting the warm Cyprus sunshine rays pierce it from dawn to the last minutes of sunset. Sitting at the dining table, you get the impression of being surrounded by nature but at the same time you are in a comfortable modern house.

This villa has 2 bedrooms and fully equipped to ensure you have a very enjoyable holiday and making you feel like a home away from home. The first bedroom has a very comfortable luxurious double sized bed to ensure a good nights rest. The second bedroom has customised bunk beds, one of which is big enough ( approximately 150 x 190) to sleep two and the other bed can sleep one. It also come equipped with hair dryer, Iron and Ironing board. All bed linens and towels are also provided. The Kitchen is equipped with all necessary white goods( hob, fridge, washing machine, dish washer, coffee maker, toaster, microwave) and assorted crockery and cutlery. It has a flatscreen TV with Netflix, free internet access, fireplace, outside dinning area with pergola, large veranda equipped with outdoor seating and sun loungers, outside swing set among the trees to enjoy the sea and mountain views, a traditional Cypriot outside stone oven, and a gorgeous BBQ area. It is fully airconditioned ( no additional charges for electricity) and can be used for both heating and cooling.

Magia 22 offers the perfect combination of a peaceful and private location, natural scenery with fantastic nature trails close to the villa and stunning views across the vineyards to the Coral Bay coastline. Savor the sea and mountain views, gaze at the stars from the swings, or watch the most magnificent sunset from the villa. It is surrounded by open countryside and offers the ultimate in privacy. Magia22 is not only on the doorsteps of fabulous nature trails but it’s central location makes it an ideal base from which to explore the Paphos Harbour, Akamas Peninsula, Lara Bay (turtle hatchery), Polis, Baths of Aphrodite, Saint Neophytos Monastery, to mention but a few.

It is beautifully furnished with modern furnishings, as well as hand made furnishings and fixtures. Inspired by our passion for art, most of our furniture are uniquely handmade to give it a rustic, causal and inviting living space.

Kathikas Village
Kathikas is a picturesque village in the heart of Paphos. It is wine country and the area is famous for its vineyards. It is a traditional village which still retains an old world character with its stone houses and churches. It is a quaint Cypriot village with all modern amenities.

Kathikas it has a fantastic climate with clean air, beautiful temperatures. It has great nature trails.

Kathikas has a good selection of restaurants, taverns and coffee shops to suit all tastes. The village also has a small supermarket which carries all essential day to day items.
