Recently built and ideal for family vacations, celebrations, and groups of friends, Sleepy Oaks Farmhouse, tucked away in a fantastic waterfront neighborhood, is an elegant but casual six-bedroom waterfront home on a canal within Lake LBJ in Kingsland, Texas.
Natural design elements blend seamlessly into the picturesque surroundings. Large oak trees, picture windows, and vaulted ceilings accentuate the water views. Like the fresh air, the décor is clean and fresh.
With a farmhouse chic design, the gorgeous kitchen is at the heart of this welcoming home. Itâs completely open to the spacious great room which is the perfect spot for mingling. Guests with an eye for detail will appreciate the neutral color pallet and touch of glam that give this farmhouse-inspired home a contemporary lift. Discuss the dayâs adventures over dinner around the large dining table, paddleboard or kayak in the calm canal, stretch out on the comfy sectional sofa, hang out and play games in the game room, and swim in the private pool and hot tub while grilling or smoking a delicious meal. In the evenings, gather around the gas fireplace and watch a movie on one of the 8 flat-screen TVs.
Downstairs is a large living space, kitchen, dining space, master bedroom with full bathroom, and another full bathroom.
Upstairs, there are 5 bedrooms, 3 with king beds, 1 with queen bed, and 1 bunk room with 2 built-in twin bunk beds, all equipped with smart TVs. There are 2 large bathrooms, 1 with a stand-up shower and 1 with dual sinks and a separate shower bath toilet area.
Need to work during your stay, we have a dedicated workspace and fast internet.
2 kayaks and 2 paddleboards are available for use during your stay. The water in the canal is calm and perfect for relaxing. Private and free boat ramp access (within walking distance) is available nearby and plenty of space to dock your boat or jet skis right in front of the home.
NOTE: FOR CHANNEL ACCESS to/from the main lake, there is a 6 foot clearance. You will need to LOWER your ski tower or bimini top.
A start-up supply of coffee, toilet paper, paper towels, trash bags, shampoo, conditioner, hand soap, and dish soap will be provided. The kitchen is fully stocked, There are a few spices available if needed. Bath towels and bed linens are provided. The guest is responsible for additional needs.
Suggested items to bring are life jackets (there are a few at the house), extra paper goods, and ice. There is a grocery store 3.5 miles away. The large grocery store in Marble Falls has delivery service.

Note: we have 2 security cameras located outside the property. One in the front and one in the back. They are used primarily when the house is vacant.
