Welcome to The Garden Room, a bright and modern open-plan studio with free private and on-street parking, ideally located in the heart of Lancing. Just a short stroll from Lancing beach green and seafront, this beautifully designed apartment comfortably sleeps up to four guests, making it ideal for couples, families, or professionals visiting the coast. Inside, you’ll find a well-equipped kitchen with modern appliances including a washing machine, and a cosy open plan bedroom living area with a Smart TV and free Wi-Fi—so you can stream your favourite shows after a day by the sea. Step outside to your private patio or try your hand at kite-surfing on the beach. Whether you're sipping coffee at a local café, browsing quirky seaside shops, or catching a golden sunset, this location blends relaxation with coastal adventure. With Brighton, Worthing and Shoreham just a short drive away, the apartment is the perfect spot for a relaxing break, a work trip, or a weekend escape to the sea.

KITCHEN / BEDROOM / LIVING AREA
This bright, newly renovated open-plan studio offers a beautifully designed space filled with natural light. The modern kitchen is fully equipped with an induction hob, oven, kettle, washing machine, and all essential cookware, crockery, and glassware—perfect for preparing everything from brunch to a cosy dinner. Complimentary tea, coffee, salt, and pepper are provided to make you feel right at home. The sleeping and living areas blend seamlessly, featuring a comfortable zip and link bed (made up as a double but can be split into two singles on request) and a spacious sofa bed (not yet made up), allowing for flexible use of the space throughout the day. Fresh bed linen is provided for both sleeping arrangements. Whether you're streaming your favourite shows on the Smart TV (just log in with your account) or relaxing with a coffee on the patio, the studio offers a calm and contemporary retreat. Electric heating or a fan is also included to keep you comfortable through the seasons.

- The bathroom has a shower, sink, mirror and toilet.
We provide plenty of bath towels, hand towels and bath mats.

Our Guest Promise

We want you to arrive at a spotless home. If anything has been missed with the cleaning, please let us know straight away, and we will put it right as a priority. If we are unable to resolve it on the same business day, we will offer to move you to another property or refund you for the affected time!

Check-In

We’ll send your check-in instructions via email and SMS at 3 pm on your arrival day for check-in from 4 pm, once your damage deposit/waiver has been paid.

Damage Deposit

We work closely with our property owners to protect their homes and take damage deposits for all bookings. The day before check-in (or on the same day, if applicable), you’ll receive a 3D Secure link to select your preferred damage deposit option. The full deposit is simply pre-authorised on your card and released within 7 days of check-out if no breakages or damages are reported. Guests who prefer not to do a fully refundable damage deposit have the option of a one-off non-refundable damage waiver at a much lower cost.

Smoking

To keep our properties fresh and clean for all guests, smoking of any kind, leaving traces behind suggesting smoking of any kind, or vaping (including e-cigarettes), is not allowed indoors. Please smoke on the street or patio area, if available.

Noise

To help keep things peaceful for our neighbours, we kindly ask that noise be kept to a minimum between 10 pm and 8 am. We want you to have a great time. A little consideration goes a long way to making sure everyone can enjoy their evenings (and get a good night’s sleep!)
Not all properties can host hen, stag, or similar group celebrations. If you’re planning one, just drop us a message, and we’ll happily guide you to a property that can accommodate your group.
Please note that call-outs due to excessive noise or parties may incur a fee.

Pets

Check-Out

Check-out is by 11 am. Unauthorised late departures may incur a £50 per hour fee.

Before You Leave and as a consideration to future guests, please:

Wash up the used dishes.
Bag rubbish and use the correct recycling bins.
Return keys to the key safe (OR) Keynest location.
Switch off the lights.
Close all windows.
Turn down the heating.
These steps help us prepare for the next guests and save energy; every little bit counts.

Age Policy

The lead guest must be 21 or over. We cannot accept bookings where the majority of guests are under this age. If unsure, please contact us before booking please.

A Quick Note on Deposits and Property Care

If any of the above guidelines aren’t followed, we may need to make deductions from your deposit to cover additional cleaning or damages. We hope that’s never necessary!
