*POOL INFORMATION*
The pool and spa are remotely controlled by the host. Kindly contact the host to request heating of the pool and spa, specifying your desired times. Please note that, in accordance with our county quiet hours, both the pool and spa will automatically shut off at 11:00 PM.

Spa heating and jets are complimentary!
Pool heating is available upon request for only $100 per day (Must be on for the entirety of your stay). Please notify us at least 48 hours prior to your arrival if you would like this turned on. Lastly, please avoid removing or turning off the pool vacuum as this may cause harm/damage.

*PET POLICY*
We welcome all our furry friends!
$150 for the first one or two pets. For any additional pets, the fee is $50 per pet.
Please be advised that any damages caused by pets (including pet waste behind left and excessive pet hair in bed sheets) or unauthorized pets may incur an additional charge of up to $500.

*SECURITY CAMERAS*
For everyone`s safety, there are 2 outdoor security cameras on property that records audio and video 24/7. They do NOT look into interior spaces. These cameras are ONLY on the exterior, NONE are located inside.

*MAILBOX*
We do not have access to our mailbox. Please have all deliveries brought to the front door. We are not responsible for any missing packages. If the time window of your delivery is outside of your reservation we do charge a $50 flat fee for shipping anywhere in the United States. ($100 flat fee for shipping outside of the United States)

*QUIET HOURS*
11 pm - 7 am every day. You must turn off all backyard lights during quiet hours, according to the city`s rules.

*MAXIMUM OCCUPANCY*
Our home has a maximum capacity of 16 guests. Please reach out if you have any questions!

To ensure a fantastic stay for you and future guests please read these house rules:

*Please refrain from moving around large furniture items such as the sofa and bedframes

*No Extra Guests: If you plan to have visitors during the day, no problem. But please make sure the only guests who stay overnight are those listed in your reservation. This helps us follow local ordinances on maximum occupancy and keep our home comfortable and safe for everyone.

*We’re a pet-friendly home, just please keep dirty paws off the furniture and rugs and ensure you pick up after your pet. If you are planning to leave your pets alone in the home, please make sure they do not chew any household items. Any damages will be at the responsibility of the guest to pay.

*Please ensure that, without exception, children are supervised at all times while using the pool. Additionally, strictly no glassware is allowed in the pool area to prevent accidents and injuries.

*Secure the Home Before Leaving: We want to ensure you have a safe stay with us. Please make sure to check all windows and doors are locked prior to leaving the home.

*Home Temperature: Please do not turn the AC below 70 Fahrenheit / 21.1 Celcius. This is to prevent the unit from freezing and not working.

*If you want early check-in or late check-out, please reach out 48 hours prior to your arrival date. Availability is dependent on whether there is another same day check-in/check-out and may be subject to a $75 fee. Unapproved late checkout will result in a $100 charge.

*Smoking inside the property is strictly prohibited. Any smell noticed by cleaners in the house, and / or any physical evidence of smoking any substance in the home will result in a fine of $500.00 to cover the cost of deep cleaning and ozone treatment.

*Parties and events are strictly prohibited. Quiet hours, which start at 10 pm, are strictly observed. To ensure that our guests do not exceed a certain volume level and disturb our neighbors, we use a NoiseAware decibel level monitoring device. They are located in the home`s common area. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. We have ring cameras in the front and the back of the house for security purposes.

*We kindly remind all guests that tampering with or unplugging Ring cameras is strictly prohibited. These cameras play a vital role in ensuring the security of our premises and protecting both you and our property. Please be aware that any unauthorized interference with the Ring cameras will be taken very seriously. In accordance with our policies and local regulations, guests found engaging in such actions may face fines of up to $500.

*Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens or other items will be charged at direct replacement cost plus a fine of up to $250.00.

*Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.

Any high-risk inquires/bookings flagged by Airbnb are required to put down a $500.00 security deposit. The deposit must be paid within 24 hours of the booking and may be cancelled if the security deposit is not paid in full.

Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances or use of the property can result in a fine of up to $1000.00 and / or eviction from the property.
