KENTUCKY DERBY: All Kentucky Derby week/weekend reservations are non refundable, regardless of whether or not a rental agreement has been signed.
RECORDING DEVICES: Recording devices are located on the exterior of the property. Devices record audio and video and recordings are triggered by motion. Devices will be active during guests stay. Recording devices only capture views of the exterior. Guest safety and privacy are top priorities. These recording devices exist solely for the safety and security of our great guests!
NO SMOKING: Absolutely no smoking or vaping inside the home
CHECK IN: Contactless check in is available until 10 pm EST via keypad. Any guests planning to check in after 10 pm EST must notify the host in writing prior to 10 pm to make accommodations for after hours check in. The host may not be available to assist with any check in issues between 10 pm and 9 am EST
NUMBER OF GUESTS WE HOST: We expect to only host the number of people on your reservation only. For insurance and safety purposes, please make sure your reservation reflects the accurate number of people. For properties that accept more than 8 guests, we have an additional guest fee of $10 per guest, per night for every guest above 8 total guests.
NOISE LEVELS: Please be mindful of noise levels at all times and be respectful of neighbors by adhering to the quiet hours.

The online booking platforms require that we obtain written documentation of the lease as it pertains to service animals. This written documentation reads:
"Apartment management will authorize an assistance animal for a disabled person. When allowed by applicable laws, before we authorize an assistance animal, if the disability is not readily apparent, we may require a written statement from a qualified professional verifying the disability-related need for the assistance animal. If we authorize an assistance animal, we may require you to execute a separate animal and /or assistance animal addendum. Animal deposits, additional rents, fees or other charges will not be required for an assistance animal needed due to disability, as authorized under federal, state, or local law." In most cases we will not be able to accept service animals due to the Landlord/Lease exemption.
