*A limit of 5 properly parked vehicles (3 in driveway, 2 on house side of road) are permitted to ever be at the house. No double parking or parking in front of neighbors or blocking access is permitted. Absolutely no trespassing on neighbors properties. Please be aware all outside noise is monitored by Minut decibel recorder (no content) to ensure all city regulations are followed.

Local Rental Ordinance
1. When provided on-site, off-Street parking shall occur on paved portions of
the Premises and not in the Yard.
2. Rental of the Dwelling shall be done in a manner that is consistent with
the intent of a Single Family residential neighborhood.
3. The Owner shall provide the Occupant with the following information
prior to occupancy and post such information in a conspicuous location
within the Dwelling:
a. The name of the contact Person and a telephone number at which the
contact Person may be reached any time the Dwelling is Rented;
b. Notification of the Maximum Occupancy permitted in the Dwelling per
the fire code;
c. Notification and instructions as to the parking locations;
d. A copy of this Article, as may be amended from time to time; and
e. Notification that an Occupant may be cited or fined by the City, in
addition to any other remedies available at law, for violating any
provisions of this Article.
4. The Owner’s contact Person must be available to accept telephone calls at
all times the Dwelling is Rented. The contact Person must have a key to
the Dwelling and be capable of being physically present at the Dwelling
within three (3) hours to address issues, unless arrangements are made
for another Person to address issues within the same timeframe.
5. The appearance of the Dwelling shall not conflict with the residential
character of the neighborhood. The Dwelling shall be properly maintained
per all applicable local and state codes and kept in good repair so the Use
in no way detracts from the general appearance of the neighborhood.
6. Occupants shall not encroach on neighboring properties.
7. The Premises shall be maintained free of debris and unwholesome
substances. Garbage must be kept in a closed container and disposed of
on a regular, weekly schedule.
8. Occupants shall not create a nuisance. For purposes of this subsection, a
nuisance includes, but is not limited to, any of the following:
a. Any activity that violates the City noise regulations;
b. Any outside noise that is audible at the property line of the Premises
occurring between 10:00 p.m. and 7:00 a.m. on weeknights (Sunday,Monday, Tuesday, Wednesday, and Thursday), and between 11:00
p.m. and 7:00 a.m. on weekend nights (Friday and Saturday); and
c. Any activity that violates the City firework regulations.
9. Short-term Rentals shall not be used to:
a. House sex offenders;
b. Operate a Structured sober living home;
c. Manufacture, exhibit, distribute, or sell illegal drugs, liquor,
pornography, or obscenity; or
d. Operate an Adult Entertainment Establishment as defined in IC 12-7-2-
1.8).

Parking- 3 allowed in the driveway, and two additional on street parking in front of house if on same side of road and doesn`t block any neighbors. No parking in the yard without approval. No double parking (both sides of road or side by side)

By confirming your reservation you have read and agreed to the following hot tub and next of kin, (hereinafter collectively, “Releasor,” “I” or “me”, which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims or causes of action of any kind arising out of my participation in the Activity; and
I HEREBY release and forever discharge Tyler Gruskiewicz, (hereinafter “The Host”) his affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a result, direct or indirect, of my participation in the Activity.
I HEREBY acknowledge that upon entering the hot tub area, I will continuously thereafter, thoroughly inspect such area. My continued presence constitutes an acknowledgment that I have inspected this area and find and accept such areas as being safe and reasonably suited for the purposes of the Activity. I further agree and warrant that if, at any time, I feel or think anything to be unsafe, I and all guests will immediately leave the area and advise The Host.

You alone are responsible for your safety and well-being. Guest acknowledge and accept the risks inherent in the use of the amentities. Guest voluntarily assume the risk of injury, accident or death, which may arise from the use of the amentities.

The house and amenities were amazing and we all had a blast. We were not impressed with the house being in a tight residential area. The host got back to me immediately with any concerns. The house was very clean. We had a family of 11 and had plenty of room for fun and games. The only thing we were missing was an outside patio table for fun and games outside.

A well loved home with lots to do. Our group all thought the beds were super comfy and loved the bunkhouse. We had an issue with wasps— which our host addressed immediately, water temperature in the main house, and the neighbor across the street. We had an absolutely wonderful time and we loved the pool and activities. Plenty to do for the entire group.

Great place for a get away with friends or family. A lot of extra perks that come along with the house. Along with cleanliness and easy check in process. Tyler is great to deal with and answer anytime we had a question about the property. Would definitely stay if we are back in the area.

Absolutely amazing property

We had an amazing time at this property. We were in town for a basketball tournament and had all our family ranging from 65 to 7 years old. Everyone had a great time. Just a short drive to Louisville. Made all our meals at the house and enjoyed the pool and hot tub. The pool house was amazing. Lots of extra room to play games and sleep.

Great place for a group of adults to stay

My extended family stayed together at this house to attend a family funeral in new Albany. The location pros are the kitchen and living area are great for group hang outs, the pool area is a great place to relax during good weather, and the location is close to things to do in new Albany. The cons are that the bunk beds are not suitable for children and may even be dangerous for some adults (which is hard to tell from the photos). They are separate to the main house and the door exits right to the pool so it’s not suitable for young children. The top bunks also have bars that a child could easily fall through. But they would be perfect for a group of adults hanging out. Another dangerous aspect for children is that the house is built right next to a huge drop off and a child could easily walk right off the edge of a mini cliff. I suggest barriers are out up in future for guests with young children. Also note that the pool is not heated like advertised, it was freezing! Hot tub made up for it. Beds and pillows are comfy, game rooms are super fun, everything else about the house is great. The best part of our stay was how responsive the host was. We couldn’t have asked for more. Tyler did everything he could to help answer our questions and concerns. What more could you ask for?!

Shut this listing down!

We didn’t stay and are in the process of getting a refund. The property is a filthy party house with the stench of rotting flesh in the basement, a gas leak, and the owner is a complete scammer. RUN!!!! We knew as soon as we pulled into overflowing garbage in the driveway that we were in for a nightmare and each minute of the 10 we stayed on the property grew worse. My son got sick and threw up from the very short time we were there.
