The very friendly elderly owner lives alone in an adjoined annex with separate access & she shares no areas with guests however there may be some minor noise transfer that you'd expect from any adjoining apartment. All the interior rooms photos are for guests as are all the outdoor areas :)

The owner is available by mobile phone or via VRBO during your stay and will need to access the garden to check the hot tub. If necessary a specific time can be arranged for checks.

1 x travel cot (no bedding), 1 x highchair & safety stair gates available upon request & must be requested no later than 48 hours prior to arrival.

Check-in cannot be made any earlier. Check-out cannot be made any later. Check-in is 4pm. Check-out is 10am. No exceptions.

No stilettos or similar such footwear to be worn as it will damage the oak flooring. Such or similar damage will be reported to & dealt with via VRBO.

Average Age of ALL Guests (excluding those under the ages of 18) must not be lower than 26 years of age for insurance purposes.

The holiday house is situated on a working farm with electric fences & machinery etc.

Animals onsite including cats, chickens & horses.

Up to 2 x Dogs allowed. Urine can stain the oak flooring & the red mud can stain the upholstery & carpet. Any dog related pet damage &/or damage caused by individuals will be reported to & dealt with via Aircover. A Pet Fee of £50.00 applies to all dog stays (whether x 1 or x 2 dogs), flat rate, non-refundable to cover additional cleaning costs.

1 x supply of BBQ coal, wood & firelighters for the Tree House fire place & the Spanish BBQ is provided free of charge. Should you require more we can sell you some or you can purchase locally.

The principal house guest will be provided a contact person for any issues or queries during their stay.
