This is an ideal base to explore Manchester. Mauldeth Road train station is 8 mins by foot, and with Manchester Piccadilly train station just 6 minutes away in 1 direction and Manchester Airport train station just 15 mins in the other direction.

The space:
Guests get the entire house to themselves.
The house is located on a quiet cul-de-sac with no through-traffic and friendly neighbours. There is free on-street parking.

I lived in the house with my own family for 5 happy years, and I’m sure your stay will be happy here too :-)

If you’re coming with kids there are stair gates at the top and bottom of the stairs for their safety that can easily be removed if not needed.


There are plenty of shops and places to eat nearby. The trendy suburban hotspots: Levenshulme, Withington, Didsbury and the Heatons where you will find lovely bars and restaurants are less than a 10 minute drive / easy 30 mins walk.

The Manchester Royal Infirmary , Dr Swamy and universities are also less than a 10 minute drive away.

Buses to Manchester, Stockport, and The Trafford Centre are very close-by.

Both Ladybarn and Cringle parks are a short walk away.

House can be rented for guests over 25yrs only
Please note that last-minute reservations being made within 24 hours from the arrival date are subject to a change in check-in time of 6 P.M. instead of 3 P.M.
The property will only accept the number of adults booked as per the booking confirmation. Any additional guests not confirmed on the booking will not be accepted.

Each guest will be asked to submit a form of identification once the reservation has been created and upon check-in.
This property will not accommodate hen, stag or similar parties.
This property is located in a residential area and guests are asked to refrain from excessive noise.
No noise policy in-place between 9PM to 7AM.
Guests must leave the property in the same state as when they checked-in.

Check-out at any other time apart from the designated arrangement of 10AM on the morning of the last day without prior mutual consent, you will be liable for a call-out charge of £55. This fee will account for the extra costs towards the housekeeper for working overtime, sending a worker to travel to a different location to obtain another set of keys, payment for producing a separate key and cancellation/rescheduling the cleaning services.

Should the above policies not be respected, a penalty fee will apply to the guest(s) for any damage(s) caused to the property.
A penalty fare of £150 will be charged on your deposit if you smoke in the property.
