- 2 Living Areas – The main level great room, and a lower-level entertainment space with family-friendly games.

Guest Access:

You have full access to our entire house, and our property. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner, DV Rentals LKA! A pool house key is left behind and a pass to gain access to boat ramp and pool at the end of the cove. The 4 digit code is provided for entry during stay.



The Neighborhood:

The Waters sub-division offers unparalleled living with a clubhouse, a pool, tennis courts, pickleball courts, beach, and boat slips available for use on a first-come-first-served basis. This premier waterfront residential neighborhood community is located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay—from 4:00 PM on the day of your arrival until 10:00 AM on the day of your departure.



Getting Around:

Our home is located in the The Waters sub-division. We have ample free parking at our home for large groups with many vehicles.

Our fully equipped home is ready to go with a gourmet kitchen that easily accommodates a large group or entire family with lots of countertop space, new stainless steel appliances, and all the tools you need to make your own world famous super secret recipe. Coffee lovers will appreciate our nice selection of k-cups. Some outdoor amenities include: dock, boat house, beach, fire pit, deck, porch, patio, and propane gas grill. We have all kinds of fun activities including water toys, Smart TV, XBox, board games, books, and an assortment of toys. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner, DV Rentals LKA! We have easy access to a nearby boat ramp. We also offer everything you would need for an extended stay including: Washer & Dryer.

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.

- Quiet Hours are from 10 PM to 8 AM.

- Free Parking for up to 6 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed.

- No Parties Allowed.

- No Outside Guests Allowed.

- No Smoking Indoors.

- Absolutely NO Pets Allowed because our family has pet allergies.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

 - $35 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

 - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

We use Yale keyless entry smart door locks and give you space but are available if you have any questions or need anything.
