Built around a courtyard, the villa is divided into four self-contained units, each with independent access, sleeping a total of fourteen guests. Inside, original features such as wooden beamed ceilings and terracotta tiles blend with contemporary and traditional country furnishings. Notable additional facilities include a panoramic swimming pool and a separate wellness area with gym, hammam, hydromassage tub, and table tennis table. Outdoor dining is arranged in the courtyard, featuring a wood-burning oven and barbecue. The villa is within easy reach of Monte San Savino and the cultural highlights of southern Tuscany, including Siena, Arezzo, and Rapolano Terme.

The villa is divided into four self-contained units. Two are located on the first floor (accessed via external stairs from the courtyard), and two on the ground floor with direct access to the courtyard. UNIT 1 (first floor) â Living room; kitchen with pantry; guest bathroom; two double bedrooms with divisible beds and en suite bathrooms with shower; one double bedroom with en suite bathroom with shower. Fireplace is ornamental. UNIT 2 (first floor) â Living room; double bedroom with en suite bathroom with shower. UNIT 3 (ground floor) â Living room; one double bedroom (divisible beds) with adjacent bathroom with shower; one double bedroom with en suite bathroom with shower. UNIT 4 (ground floor) â Living room; four steps lead to a double bedroom with en suite bathroom with shower. The separate wellness area includes a sauna, hammam with shower and WC; a room with hydromassage tub; a weight room; and a table tennis area. The external laundry room is accessed from the courtyard. Four deactivated surveillance cameras are positioned at the corners of the house.
Park:
The villa is surrounded by approximately 2,000 sq m of grounds within a wider farming estate. A paved courtyard links the four residential units and provides a furnished outdoor dining area shaded by two umbrellas, a barbecue, and a wood-fired oven. The lawn is bordered by evergreen shrubs and overlooks the surrounding hills. A path leads from the courtyard to the swimming pool. Private parking is located at the end of the driveway and accommodates up to ten vehicles.

The pool is located 80 metres from the courtyard; accessed via a grass path or a flight of six steps; fenced with a wooden fence and wide-mesh wire netting; rectangular shape measuring 10 x 5 m; depth ranging from 1.10 to 1.50 m; PVC-lined; Roman steps for entry; chlorine purification; internal lighting; solar shower beside the pool; paved sunbathing area equipped with sunbeds and umbrellas; open from the last Saturday in April to the first Saturday in October.
